Position: Lead Engineer
Job Status: Non-exempt, Full-Time Position
Location: Boca Raton, FL
Reports To: Chief Engineer
The objective of the position: P reventative maintenance of equipment and respond to work orders for plumbing, lighting, HVAC comfort, minor electrical needs, and other requests. The position requires work order response status reporting and follow-up communication with office personnel and tenants. Professionalism and customer service are necessary, along with working in a team environment.
Job Summary: A successful candidate will be responsible for plumbing, electrical, access control, and HVAC maintenance, as well as any other duties assigned by the Chief Engineer. We're looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will communicate effectively with tenants, visitors, contractors, and vendors.
Essential Functions:
- Maintain the property in a first-class condition.
- Evaluate, repair, and maintain the building's plumbing, electrical, and HVAC systems.
- Communicate with facilities management about any work that requires outside expert assistance.
- Receive and respond to tenant reports of mechanical or maintenance issues.
- Work with tools and supplies necessary to complete projects.
- Always maintain corporate safety procedures and comply with access control regulations.
- Evacuate the building in the event of an emergency.
- Monitor utilities, electricity, and water. Read meters and update tracking spreadsheets.
- Maintain fire, carbon monoxide, smoke, and other safety systems within the structure.
- Calibrate instruments and tools required for job responsibilities.
- Update tenant requests and PM work orders as they are completed.
- Monitor lighting systems.
- Inventory and replenish supplies for all building systems.
- Prioritize problems and activities.
- Track work and save relevant reports and information according to VOP policies.
Qualifications and Skills
- High school diploma/GED required.
- 4+ years' building maintenance experience preferred but not required.
- Ability to attain SMA.
- Ability to work evenings and weekends assigned.
- Willingness to inspect, evaluate, and repair all mechanical systems of the property.
- Must climb heights, lift up to 60 lbs., and climb onto ladders.
- Customer service oriented.
- Detailed, accurate, energetic, and self-starter.
- Computer literacy, including using work order systems, Microsoft Office, and Dropbox.
Physical Factors:
- The job's environment includes indoors and outdoors, including movement requirements (sitting, standing, walking), lighting conditions, hearing, speaking, grasping, carrying, lifting, finger or hand movement, arm and leg movement, full body involvement, and temperature ranges.
Working Conditions:
- Working after hours and overtime is required. Having weekend availability is a must.
Unplanned Activities:
- Respond to after-hours service calls from multiple properties.
- Maintain campus appearance and equipment and make repairs
- Work closely with security and housekeeping to accomplish a common goal.
