Your Role
We seek a highly motivated and detail-oriented Land Development Specialist who excels in the complexities of land development. If you have a passion for project management, construction processes, and navigating land-use regulations, we would love to hear from you. You should be a proactive self-starter with excellent communication skills, adept at juggling multiple tasks and coordinating with both internal and external teams to ensure project success.
Key Responsibilities
- Feasibility & Pre-Development Planning: Conduct comprehensive feasibility and zoning analyses for potential development sites, and assist in preparing feasibility reports with preliminary site plans and development cost estimates.
- Property Decommission Coordination: Serve as a liaison to ensure the timely disconnection of utilities and installation of required site fencing, and oversee property abatement tasks.
- Land Development Execution & Project Coordination: Ensure compliance with development requirements, schedule and coordinate land development activities, and support subcontractor teams in overcoming site-specific challenges.
- Process Improvement & Documentation: Develop standardized workflows to enhance efficiency, maintain up-to-date project documentation, and identify and recommend process improvements.
- Schedule, Budget & Vendor Coordination: Assist in tracking development budgets, secure competitive pricing from subcontractors and vendors, and manage invoicing and project bidding processes.
Qualifications
- At least 2 years of experience in land development or a related field.
- A thorough understanding of zoning codes, land-use regulations, and utility processes.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
- Excellent verbal and written communication skills.
- Proficiency in Microsoft Office, Bluebeam, and project management software (BuilderTrend or Salesforce preferred).
- Ability to analyze technical drawings, site plans, and development reports.
- Self-motivated and able to work both independently and as part of a team.
- Reliable transportation and a valid driver's license.
Compensation & Benefits
- Salary DOE: $95,000 - $115,000
- Annual performance bonus: Up to 5% of base salary
- Individual project performance bonuses
- 3 weeks of PTO plus 8 Federal Holidays
- Mileage reimbursement at IRS rate
