Position Summary:

As a Land Acquisition Manager, you will play a crucial role within the Raliegh Division at Smith Douglas Homes by identifying new land acquisition opportunities that align with the land strategy and business goals of the division. You will be responsible for analyzing and interpreting data related to land ownership, entitlements, land use, and land value. Your work will help us make informed decisions about land acquisition, development, and the competitive market. You will work closely with other members of the land team to ensure that we are effectively and efficiently making the proper investments in land.

Additionally, you will also use your communication skills to research & visit sub-markets & relevant competition, and then prepare reports and presentations based on your findings. Proficiency in Microsoft Office Suite, particularly Excel, is essential for this role. Familiarity with GIS software and data visualization tools is preferred. You will work independently and as part of a team to strategically research land positions and help build the business case for each acquisition as we continue to grow the Raleigh Division's presence and expand our footprint.

Essential Functions & Responsibilities:

Identify land acquisition opportunities through networking and research to assist in meeting the division goals.

  1. Prepare Letters of Intent (LOI) for potential land opportunities.
  2. Evaluate the potential financial feasibility of a project; collaborate with land development, strategic marketing, finance, sales.
  3. Negotiate terms and conditions for purchase and sale agreements, work closely with the in-house real estate legal team.
  4. Participate in the due diligence on land acquisition opportunities.
  5. Assist in entitlement process; attend meetings with governmental officials, land owners and engineers
  6. Review survey & title issues with acquisition team and lead resolution.
  7. Negotiate and prepare amendments to existing land contracts as necessary.
  8. Cultivate and grow network of land owners, brokers, municipalities, homebuilder and lot sellers.

Qualifications:

Education:
  • Bachelor's Degree in Business, Construction Management, Real Estate, or related field preferred
Desired Experience:
  • 3+ years experience in real estate development, construction, architecture, or engineering
  • 3+ years in residential land acquisition
Computer Skills:
  • Microsoft Office Suite
  • Google Earth
  • GIS mapping applications
  • Strong verbal and written communication skills
