THE ROLE: The Land Acquisition Manager is responsible for finding, negotiating, presenting, and closing deals that meet financial requirements and product portfolio. Develops and cultivates relationships with top brokers and agents to get off market and best in market deals first. Working closely with the operations team to find the right product for the sites located.

DAY IN THE LIFE:
  • Network with other builders, developers, brokers, and landowners to maintain market awareness and develop contacts to become a strong competitor in Division's market areas and emerging markets and to ensure that TJH has first look and market awareness of all cites coming to market in our market area.
  • Develop local market intelligence including key markets, pricing trends, competition, opportunity markets.
  • Assesses deals within the division buy box to determine feasibility.
  • Works closely with feasibility team to determine Performa and presentation to senior executive approval team.
  • Conducts underwriting process ensuring meets all requirements.
  • Works in partnership with sales and marketing on asset pricing throughout the entire lifecycle
  • Spends time in the market to visit asset opportunities, participates in local activities to build network.
  • Leverages relationships and market intelligence to find off-market opportunities.
  • Negotiates deals by leveraging market knowledge to secure the best pricing.
  • Reviews library portfolio and works closely with land team to determine how opportunities work within library portfolio to validate a real potential deal.
  • Coordinate with other land acquisition associates, sub-contractors, consultants, real estate brokers, governing agencies, utility companies and other individuals and agencies relating to the land acquisition and development department.
WHAT YOU'LL NEED:
  • Bachelor's degree in asset management or related field
  • 3-5 years' experience in asset management
  • Demonstrated experience managing process.
  • Experience leading functional and cross functional projects and teams and proven effectiveness as a matrix leader.
WHAT WILL SET YOU A PART:
  • Is an expert at understanding a market, trends, integrating multiple sources of information, and pricing use in all framing and deal making.
  • Knows how to conduct due diligence and thorough deal review to determine viability.
  • Uses a variety to sources to collect market data and integrate into the focused areas and deals to go after
  • Understands and able to conduct underwriting for all potential and approved deals that meet financial profit requirements.
