Description

The Head of Hotel Maintenance is primarily responsible for leading and overseeing the hotel's entire engineering and maintenance department. This position ensures the effective operation, maintenance, and repair of all mechanical, electrical, and plumbing systems within the property.

The Job
  • Engineering Management:
  1. Supervise and direct the daily operations of the engineering department, including planning, organizing, and prioritizing tasks to ensure optimal efficiency.
  2. Oversee the maintenance and repair of all mechanical, electrical, and plumbing systems to minimize downtime and maximize equipment lifespan.
  3. Perform daily and weekly property inspections. Ensure property, grounds, and work areas are maintained to standard and that all safety equipment and conditions are up to code.
  • Preventive Maintenance:
  1. Develop and implement a comprehensive preventive maintenance program, scheduling regular inspections and maintenance for all hotel equipment and systems.
  2. Monitor the performance of critical equipment, such as HVAC systems, elevators, generators, and fire systems, to prevent breakdowns and ensure smooth operations.
  • Repairs and Troubleshooting:
  1. Respond promptly to maintenance requests and emergencies, diagnosing problems and conducting necessary repairs or coordinating external contractor services.
  2. Maintain a well-organized system for documenting maintenance tasks, ensuring accurate records are kept for future reference.
  • Budget and Resource Management:
  1. Prepare and manage the engineering department's budget, optimizing resource allocation and tracking expenses to meet financial goals.
  2. Participate in the preparation of the annual departmental operating budget and financial plans which support the overall objectives of the hotel.
  3. Source and negotiate with suppliers for cost-effective equipment, spare parts, and maintenance materials.
  4. Develop and implement cost reduction, work simplification, and method. improvement programs.
  • Health and Safety Compliance:
  1. Ensure full compliance with safety regulations, building codes, and industry standards to maintain a safe working environment for staff and guests.
  2. Conduct regular safety inspections and risk assessments, promptly addressing any potential hazards or concerns.
  3. Participate in OSHA/Safety Programs within the hotel through awareness in everyday job functions.
  4. Implement OSHA and ADA guidelines and programs.
  • Staff Leadership and Development:
  1. Lead, train, and mentor engineering staff, fostering a cohesive and high-performing team that consistently delivers top-quality service.
  2. Conduct performance evaluations and implement training programs to enhance technical skills and professional development.
  • Energy Efficiency and Sustainability:
  1. Implement energy-saving initiatives and sustainable practices to reduce the hotel's environmental footprint and enhance cost efficiency.
  • Projects and Renovations:
  1. Oversee engineering-related projects and renovations, coordinating with other departments and external contractors to ensure successful completion within set timelines and budgets.
  • Update and maintain engineering policies, procedures, work orders, etc.
  • Prioritize work orders through urgent requests and establish hotel area down times in order to minimize inconveniencing guests.
  • Evaluate all engineering leases, contracts, and bids.
  • Maintain knowledge of and comply with all departmental policies, service procedures, and standards.
  • Cultivate collaborative, mutually supportive relationships with other departments and co-workers.
  • Assist team members with their job functions to ensure optimum service to guests, but in no instance should the Chief Engineer spend more than 50% of their time assisting team members with their job functions.

Requirements

Job Requirements
  • Must be a United States citizen or possess a valid work permit.
  • Excellent communication and interpersonal abilities to interact effectively with staff, guests, and external contractors.
  • Ability to work a flexible schedule that may include evenings, weekends, and holidays.
  • Must be able to work in a fast-paced environment with urgency and empathy.

  • Ability to learn, understand, and work within POS, PMS, CRM, and other Hospitality-specific software systems.

Supervision
  • Reports to the GM
  • Responsible for supervising Engineering Department.
  • Minimum 5 years in Hotel maintenance.
  • Expert knowledge of repairing and replacing: electrical, plumbing systems, painting, HVAC equipment, refrigeration, kitchen equipment, and general property maintenance.
  • Expert knowledge of OSHA requirements.
Working Conditions
  • Must be able to stand and move freely about the property for the majority of the shift.
  • Must be able to lift, carry, push, pull 50 lbs, and occasionally up to 100 lbs.
  • Must be able to perform simple grasping, fine manipulation, and repetitive hand & arm movements frequently, and squeezing & overhead reaching occasionally.
  • Must be able to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces on a frequent basis.
  • Must be able to frequently handle objects and equipment to maintain the property.
  • Must be able to walk outside in a variety of weather conditions (rain, wind, heat).
  • Must be able to climb stairs occasionally, both indoors and outside in a variety of weather conditions (rain, wind, heat).
  • Must be able to work in variable room temperatures.
  • Must be able to work with loud noises.
  • Must have good vision, either natural or with corrective lenses.
