POSITION DESCRIPTION
Groundskeeper / Maintenance
Department: Hospitality
Location of Work: Juneau, AK
Salary Grade(s): 7-8 ($24.52 - 35.20 DOE)
Hours of Work: M-F, 8:00 am - 4:30 pm
Employment Category: Full-Time

PURPOSE
Incumbent will provide a range of as needed services, not limited to groundskeeping, maintenance, repairs,
assisting in winterizing and monitoring the property. Incumbent performs semi-skilled and unskilled maintenance, repair and construction of buildings and equipment in one or more craft or trade; assist other trades personnel as needed and work independently in various trades. Overseeing hotel infrastructure to ensure functionality and safety. Actively participate in a positive team environment through teamwork, communication, and excellence in service; communicate regularly with Head Housekeeper and Hotel Manager.

GROUNDS KEEPER - MAINTENANCE
Incumbent responsible for a wide variety of functions requiring knowledge in hotel maintenance,
groundskeeping, building repairs and property monitoring. Responsibilities involve areas such as semi-skilled
and unskilled maintenance, repair and construction of buildings and equipment, hotel maintenance, as well as hotel safety and security.

ESSENTIAL FUNCTIONS

• Maintain detailed log of items completed and items that need attention

• Care of outside property including assistance with snow removal, pest control, garbage clean-up

• Report any large maintenance issues to Hotel Manager for appropriate delegation or further instruction

• Gardening and performing landscape duties

• Inspecting the building, including heating, cooling, lighting, and alarm systems ensuring they are in good
working order

• Performing basic repairs and maintenance tasks as required

• Sourcing, booking and supervising contractors for major repairs

• Perform a variety of maintenance and repair work independently to maintain building, facility, and grounds in
proper condition

• Perform a variety of building maintenance duties including repairing carpeting, drapes, plaster, and drywall,
repairing, or replacing air vents, screens, and barriers, replacing ceramic, ceiling, and floor tile, and
performing minor or emergency roof repairs; remove and board broken windows

• Maintain grounds, facilities and equipment including installing and repairing fences and signs

• Perform cement work such as mixing, pouring, and finishing cement; patching asphalt and cement; laying and repairing asphalt

• Prepare surfaces for painting; apply finishes and coverings using brushes, rollers, spray equipment and cutters, as necessary

• Perform routine maintenance and repairs on doorknobs, locks, hinges, closures, strike plates and panic bars

• Maintain routine records related to maintenance activities

• Operate a variety of equipment and machines such as trucks, saws, drills, sanders, pipe threaders, welding
equipment and other hand and power tools; operate a forklift as required

• Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures

• Working on damaged electrical wiring when a shortage or severed wire occurs

• Maintaining the functionality of building heating/cooling equipment

• Maintaining exterior appearance as needed, not limited to paint, fascia/trim replacement, cleaning parking lot of trash, debris, and leaves as needed.

• Report serious maintenance problems to Front Desk and Hospitality Director

• Distribute notices to residents as needed

• Follow company key procedures

• Adherence to company uniform policy and maintain a professional appearance while on duty

• Other duties as assigned

NECESSARY SKILLS AND KNOWLEDGE

• Must have the ability to communicate professional and effectively with managers and hotel staff

• Professional references

• Reliable and dependable

• Experience in groundskeeping, and building maintenance and or construction

• Familiarity with plumbing, electrical, sewer and HVAC systems; hotel industry experience is a plus

• Experience in administrative processes (e.g., budgeting, performance management)

• Ability to spot safety risks and address needs quickly

• Problem-solving aptitude

• Ability to plan, organize, direct, and understand hotel operationsin accordance with groundskeeping and
maintenance

• Familiarity with Tlingit, Haida, and Tsimshian cultures

MINIMUM QUALIFICATIONS (education, experience, skills)

• High School Diploma or GED

• Two years or more experience in Construction and or maintenance experience and groundskeeping.

• Valid Driver's License required

PREFERRED QUALIFICATIONS (education, experience, skills)

• Three years or more experience in Construction and or maintenance experience and groundskeeping.

• High school diploma or equivalent; degree from a vocational school or BSc/BA in Facility Management is
preferred

• Valid Certified Professional Maintenance Manager (CPMM) is a plus

UNUSUAL PHYSICAL REQUIREMENTS OR RESTRICTIONS
Most of the work is performed in an outdoor setting or in building maintenance and is physical. This position
requires lifting of up to 45 pounds to 85+ pounds.
