Flatrock is seeking a Manager of Facility Operations who will be responsible for minimizing maintenance costs by developing a comprehensive preventative maintenance program. This role involves leading the planning and maintenance of equipment, machinery, buildings, and other facilities, and working collaboratively with contractors, customers, and business leaders for the operating companies that occupy the buildings we manage. Additionally, this position provides leadership for the facilities maintenance team and employs best-in-class practices in the utilization of maintenance resources.
Essential Job Responsibilities:
- Manage employees within the department, including hiring, training, and developing employees, delegating work assignments, conducting performance appraisals, coaching and counseling, and administering disciplinary procedures.
- Monitor, evaluate, and control maintenance costs; verify the accuracy of charges against contracts and estimates.
- Oversee repairs and maintenance of industrial shop machinery and equipment, the physical structure of establishments, and Heating, Cooling, and Ventilation equipment at facilities.
- Supervise outside contractors performing work within facilities, ensuring safe practices, routine inspections, and adherence to specifications and quality standards. Ensure all vendors are prepared and proposals agreed upon before starting work.
- Develop and maintain a comprehensive Preventive Maintenance Schedule program for applicable equipment and machinery. Oversee preventative maintenance on all equipment and systems throughout the facilities. Manage, monitor, and update Preventative Maintenance Software and work with the PM coordinator to ensure all building systems and equipment are properly and timely maintained.
- Participate in mandatory safety, security, and infection control programs. Maintain safety measures required during maintenance and repair. Routinely inspect construction/remodeling areas for compliance with safety measures.
- Develop and monitor compliance with all organizational policies and procedures, regulatory agencies, commissions, national standards associations, and budgetary restraints. Coordinate with state agencies at the completion of projects to ensure compliance with all codes.
- Prepare operational reports and analyses, setting forth progress, adverse trends, and appropriate recommendations and conclusions.
