Position Summary
AirJoule is seeking an experienced Facilities Manager to ensure safe, efficient and effective operations within our Newark, DE facility. The Facilities Manager will be responsible for general building maintenance, equipment maintenance, ensuring compliance with safety regulations, and supporting day-to-day operations. This role requires experience in facility management, excellent problem solving skills, and the ability to work in a fast-paced environment.

Facility Maintenance:
- Oversee the maintenance, repair, and upkeep of the manufacturing facility, ensuring all equipment, HVAC, electrical, plumbing, and other systems are in working order.
- Coordinate routine inspections and preventative maintenance schedules for machinery and building systems.
- Manage any facility-related troubleshooting or emergency repairs.
Safety and Compliance:
- Ensure compliance with all local, state, and federal safety regulations, including OSHA standards and environmental health and safety laws.
- Develop and implement safety protocols, conduct regular safety drills, and ensure employees are trained in proper safety procedures.
- Maintain records related to safety inspections, incidents, and compliance audits.
Vendor and Contract Management:
- Manage relationships with third-party vendors and contractors for facility services, such as cleaning, waste management, security, and maintenance.
- Negotiate service contracts, ensuring cost-effectiveness and quality service.
- Monitor vendor performance and ensure service level agreements are met.
Space Planning and Optimization:
- Oversee the allocation and optimization of space for manufacturing, storage, and office areas.
- Work with the operations and HR teams to accommodate growth, including expanding workspace, organizing production lines, and supporting operational needs.
Project Management:
- Plan and oversee facility-related projects, such as expansions, renovations, or upgrades, from inception to completion.
- Work cross-functionally with the operations and leadership teams to ensure projects are executed on time and within budget.
Education and Experience Requirements
- Minimum Education: High school diploma or equivalent required; Bachelor's degree in facility management, engineering or operations preferred.
- Minimum Experience: 5 years of experience of facility management, preferably in a manufacturing or an industrial setting.
Knowledge, Skills and Abilities
- Strong understanding of building systems, machinery, and equipment maintenance.
- Proficiency with Microsoft office and facility management software (FMIS).
- Strong problem-solving and troubleshooting skills.
- Excellent organizational and time management skills.
- Strong communication skills and the ability to work collaboratively with cross-functional teams.
- Knowledge of and adherence to all applicable health and safety regulations.
Physical Requirements
- Extended periods of walking and standing.
- Occasional periods sitting at a desk and working on a computer.
- Must be able to lift, carry, push and pull up to 50 pounds.
- Frequent bending, stooping, and reaching.
- Must be able to wear personal protective equipment (PPE) such as safety glasses, gloves, and steel-toed boots.
