Position: Facility Manager

Reports to: Regional Manager

Area: Grand Rapids Michigan

Position Purpose: The Complex Manager position oversees and directs Facilities Maintenance manager for P.M. and emergency repair for Powerhouse, WWT and facility assets. Critical decision-making capabilities and excellent communication skills are required to plan and accomplish goals. The Complex Manager is responsible for generating revenue, overseeing project execution, and ensuring profitability. While maintaining a safe work environment.


Essential Duties and Responsibilities:


  • Operates within the Leadec Values to promote an overall positive culture.
  • Maintain high ethical standards and an appropriate level of confidentiality.
  • Ensures that all project(s) safety guidelines at the site are adhered to in accordance with our safety program requirements.
  • Provide technical knowledge and problem-solving skills to encourage better decision making.
  • Drive successful implementation of Leadec and customer strategic initiatives.
  • Relationship management both internally within Leadec and externally between Leadec's customers and Leadec's business partners.
  • Ability to define problems, collect data, establish facts, draw valid conclusions, and determine a clear path of action with goals and metrics in all areas of responsibility.
  • Accountable for sales, operating cash flow, P&L and legal compliance
  • Operate the business within budgetary guidelines and report progress and key performance indicators on a monthly basis
  • Management of Leadec OS or other CMMS systems
  • Development and coordination for site specific task instructions
  • Knowledge of bid development and statement of requirements generation.
  • Track and report all regulatory events
  • Identify areas of improvement, maintenance planning and scheduling, preventive and predictive maintenance, material consumption and equipment life and serviceability.
  • Oversee project during all aspects start to finish.
  • Keep Complex and/or Regional Manager informed of abnormal or critical situations in a timely manner.
  • All other duties as assigned by Leadec Regional Manager
  • Continue strong relation relation with Local Union.

  • Financial skills: budgeting, costing, forecasting, statistical analysis, P&L ownership, cost accounting
  • Experience with management of maintenance programs
  • Experience with major equipment services such as:
  • Facility equipment Powerhouse and WWT.
  • Experience with equipment mechanical services:
  • Piping, HVAC, fire safety systems and elevator, Boilers, Chillers, Cooling towers.
  • Experience with electrical services:
  • Service low to medium voltage electrical systems


Position Qualifications:


  • Previous experience in an industrial or manufacturing environment is preferred.
  • Minimum 10 years of
  • BS in Engineering, construction management or equivalent experience considered.
  • Previous project management experience required.
  • Experience in 3rd party contract(s) management.
  • Experience with Gannt charts, Critical Path Analysis and Resource Leveling

  • Required to talk and/or hear in an industrial setting (noise level is high); the employee is frequently required to stand and walk on concrete surfaces from 4-12 hours. The employee is occasionally required to reach with hands and arms, lift, stoop, or crouch.
  • Vision requirements: close vision, distance vision, peripheral vision, and depth perception and focus adjustment
  • Work is performed in an industrial-manufacturing environment with occasional time spent working on a computer or at a desk.
