We are seeking a highly experienced DOB Superintendent to join our client's team. The ideal candidate will have extensive ground-up construction experience in either the affordable housing or market-rate housing sectors. This role requires a license and thorough understanding of NYC Department of Buildings (DOB) regulations and the ability to manage all phases of construction projects effectively.

Description
- Oversee and manage all on-site construction activities to ensure projects are completed on time, within budget, and to the highest quality standards
- Ensure compliance with all NYC Department of Buildings (DOB) regulations and building codes
- Coordinate and supervise subcontractors, suppliers, and on-site personnel
- Conduct regular site inspections to monitor progress and ensure adherence to safety protocols and project specifications
- Resolve any issues or conflicts that arise during construction promptly and efficiently
- Maintain accurate daily logs, reports, and documentation related to project progress and compliance
- Collaborate with project managers, architects, engineers, and other stakeholders to ensure seamless project execution
- Communicate effectively with clients, providing regular updates on project status and addressing any concerns or questions
Profile
- Minimum of 10 years of experience in construction, with at least 5 years in a superintendent role overseeing ground-up construction projects
- Extensive experience in affordable housing or market-rate housing construction
- MUST HAVE: Current DOB License
- In-depth knowledge of NYC Department of Buildings (DOB) regulations and building codes
- Strong leadership, organizational, and problem-solving skills
- Ability to read and interpret architectural and engineering drawings
- Excellent communication and interpersonal skills
- Proficient in construction management software and Microsoft Office Suite
- OSHA 30-Hour Certification required
- DOB Site Safety Manager (SSM) or Construction Superintendent License preferred
