The Role
We are seeking an accomplished, strategic, and hands-on Director of Sales & Marketing to lead the growth and execution of Holland Homes' revenue-generating functions. This is a high-impact leadership role focused on driving sales performance, managing marketing strategy and execution, and upholding compliance as the company's active broker.
This leader will oversee all sales operations across our communities, develop and coach a high-performing sales team, and ensure our homes are marketed with excellence across all platforms. The Director is also responsible for maintaining real estate compliance, managing preferred lender relationships, and guiding product-market fit strategy.
In addition to sales and marketing, this role has full oversight of the interior design team and staging operations, ensuring a consistent and exceptional design experience across all homes and communities.
This position is based in Auburn, AL, with a strong in-office presence expected to foster collaboration across departments, drive alignment, and lead key meetings and strategy sessions. As a member of the leadership team, the Director of Sales & Marketing works closely with the CEO and other key leaders to drive revenue growth, market positioning, and cross-departmental alignment.
Responsibilities will include:
1. Sales Leadership
- Oversees and leads the entire Sales & Marketing division.
- Directly recruits and leads the sales team to maintain adequate staffing and sales targets across all communities.
- Onboards and trains all new sales team members.
- Conducts weekly or bi-weekly 1:1s with sales team members as needed.
- Provides continued training and development for all sales team members.
- Holds all team members accountable to company standards, community expectations, and designer home/model quality daily.
- Travels weekly to all communities.
- Broker reports directly to Director of Sales & Marketing.
- Hosts weekly Sales & Marketing team kickoff meetings.
- Leads weekly Monday Ops meetings (11:30 AM-2:30 PM).
- Leads bi-monthly Sales & Marketing Team Meetings (Monthly Meeting & Sales Rally).
- Tracks and reports sales, leads, and targets accurately and timely.
- Ensures timely submission of customer reviews for monthly NPS review at Core Team.
- Manages Preferred Lenders across all markets.
- Signs all contracts and has autonomy on deal-making within margin floors.
- Shares 25% of sales & marketing incentive (on sliding margin scale) with the Head of Marketing for marketing contributions.
2. Sales & Marketing Integration
- Leads all Sales & Marketing team meetings including weekly operations and bi-monthly rallies.
- Tracks and reports leads, conversion rates, NPS reviews, and sales performance.
- Manages relationships with preferred lenders company-wide.
- Contributes to pricing strategy to align products with market demand.
- Oversees closing coordination, document review, and MLS accuracy.
- Implements and optimizes scheduling for model home coverage.
3. Marketing Strategy & Execution
- Oversees all marketing and branding to generate qualified leads and uphold Holland Homes' brand standards.
- Hires and leads the marketing team, leveraging tech and efficiency to stay within budget.
- Full responsibility for all marketing functions: Website, SEO/Digital Marketing, Social Media/LinkedIn, Online Advertising (Zillow, etc.), Signage, and Design Guide.
- Manages the Marketing Budget.
- Ensures marketing is focused on home sales.
- Oversees community launches and campaigns.
- Drives consistent and excellent creative content aligned with brand standards.
- Implements systems for project and task management.
- Leads marketing team 1:1s at least bi-monthly.
- Promotes cross-team collaboration between Sales & Marketing.
4. Design Team Oversight
- Oversees the Head of Design and all design center operations.
- Ensures excellence in buyer experience during design meetings.
- Hires and trains interior designers as needed.
- Head of Design reports directly and meets bi-monthly.
- Coordinates quarterly Design Guide updates with Marketing.
- Updates offerings based on trends and vendor availability.
- Maintains design centers, manages installs, selections, and inspections.
- Develops design standards and checklists.
- Maintains backend databases and online digitizer quarterly.
- Tracks design decisions to inform future strategy.
- Supports brand style and upgrades.
- Assistant Designer supports design meetings and home selections.
5. Staging Operations
- Ensures model and designer homes are staged on time and on brand.
- Stays on trend with staging.
- May hire a role to oversee staging execution.
6. Brokerage Compliance
- Holds active Alabama broker license.
- Ensures compliance in all real estate operations.
- Oversees model home scheduling and customer service standards.
- Commits to six months' notice if stepping away from broker duties.
7. Closing Coordination
- Leads Closing Coordinator in managing closings, schedules, and documents.
- Reviews closing sheets for accuracy.
- Maintains contract compliance and DotLoop oversight.
- Ensures listing accuracy on MLS and platforms.
- Generates weekly visibility reports for each community.
- Guides pricing strategy in each market.
8. Leadership Team Collaboration
- Serves as a core leadership team member.
- Participates in strategic company planning and direction.
- Reports data, insights, and sales trends.
- Ensures operational readiness supports sales/marketing.
- Represents customer experience and brand vision at executive level.
