Position Title: Director of Real Estate

We are expanding into high-caliber retail centers across the U.S. and Canada. As we continue to scale, we are seeking a detail-oriented Director of Real Estate to join our team and play a pivotal role in driving our national expansion.
Position Summary:
We are seeking a proactive and strategic Director of Real Estate to lead the site sourcing, selection and deal-making process for SweatHouz's national expansion. This is a high-impact role that requires a blend of analytical thinking, market knowledge, negotiation expertise, and leadership. The ideal candidate will bring deep experience in retail real estate, a strong broker and landlord network, and a proven ability to identify and secure high-performing locations in competitive markets.
Based in our Atlanta HQ (near The Battery), the Director will work closely with the executive team, external partners, and cross-functional stakeholders to shape the company's real estate strategy and ensure every new location meets our brand, operational, and financial goals. This is a full-time, in-office position with up to 25% travel for market tours and site visits.
Key Responsibilities:
Site Selection & Market Strategy
- Lead corporate and franchise site selection strategy, ensuring alignment with customer demographics, competitive dynamics, and brand standards.
- Prioritize expansion markets and guide broker activities across regions.
- Build and manage a strong deal pipeline for both corporate and franchise growth.
Corporate studio support
- Lead the entire process (end-to-end) of site selection to lease execution in all corporate markets, by leveraging a broker network
- Manager our corporate broker network to ensure we achieve annual lease execution goals
- Run potential corporate units through a detailed site selection process, which includes a presentation to the real estate committee
Franchise Partner Support
- Drive the real estate pipeline with franchisees to ensure they achieve timely lease execution within their franchise development agreements
- Serve as a key real estate advisor to franchisees-guiding new partners through the site selection process and supporting existing franchisees with relocations or additional units.
- Provide real estate training, resources, and guidance to ensure franchisee success.
- Review and approve proposed sites in collaboration with internal teams and leadership.
Broker & Landlord Relations
- Cultivate relationships with national and regional brokers, developers, and landlords which includes but is not limited to fostering continued conversation, and promotional webinars
Data & Financial Analysis
- Partner with analytics teams to evaluate market data, site performance forecasts, and portfolio KPIs.
- Present site packages and strategic recommendations to executive leadership and stakeholders.
Cross-Functional Collaboration
- Work closely with Design & Construction, Legal, Operations, and Franchise Development teams to streamline the real estate-to-opening process.
- Ensure all sites meet operational needs and brand positioning.
Portfolio Management
- Monitor existing corporate and franchise locations and their performance relative to site analytics and financial results
- Identify long-term opportunities for growth and portfolio improvement.
Qualifications:
- 5+ years of experience in retail real estate, with proven success in site selection, lease negotiation, and market strategy.
- Experience supporting franchise systems or multi-unit operators is highly preferred.
- Strong broker and landlord network across U.S. retail markets.
- Excellent negotiation and deal management skills.
- Analytical mindset with comfort in financial modeling and data interpretation.
- Proficiency with real estate tools such as CoStar, Buxton, Site Zeus, Placer, etc
- Proficient with Microsoft suites
- Strong communication, interpersonal, and presentation skills.
- Highly organized and able to manage multiple projects simultaneously.
- Willingness to travel (up to 25%) and work in-office full-time at Atlanta HQ
Compensation and Benefits:
- Base compensation ranges from $100k-$120k annually
