Job Title: Director of Real Estate
Employment Type: Full-Time Travel Required: 25-50%
Compensation Range: $140,000-$170,000/year (based on experience and qualifications)
Availability: Must be able to work weekends and holidays as needed
About the Role
As Director of Real Estate, you will lead the strategic direction and execution of our real estate and renovation initiatives across a dynamic, multi-location portfolio. You'll be responsible for site selection, lease negotiations, subleasing, tenant coordination, and capital project oversight, ensuring our retail presence supports growth, operational excellence, and brand consistency.
This leadership role calls for a seasoned commercial real estate expert with a track record of optimizing portfolios, managing cross-functional initiatives, and delivering cost-effective, high-impact renovations. You will collaborate across departments and with external partners to reduce occupancy costs, drive performance, and support the company's long-term expansion goals.
Key Responsibilities
- Develop and implement the company's real estate and renovation strategy across new builds, relocations, remodels, and asset optimization.
- Lead end-to-end execution of site selection, lease negotiations, renewals, subleasing, and tenant coordination.
- Evaluate markets and conduct site surveys and financial feasibility analyses for proposed locations and renovations.
- Negotiate lease agreements that align with operational needs, financial targets, and risk mitigation strategies.
- Oversee renovation and remodeling projects - scoping, budgeting, scheduling, vendor coordination, and closeout.
- Manage sublease activity and tenant readiness, ensuring compliance with leases and timelines.
- Maintain real estate portfolio health: rent payments, reconciliations, lease compliance, landlord relationships.
- Identify underperforming assets and drive solutions to improve property value and efficiency.
- Track and report real estate and renovation budgets, forecasts, and performance metrics for executive leadership.
- Implement tools for lease administration, project tracking, and financial modeling.
- Partner cross-functionally with construction, finance, legal, operations, and marketing to ensure real estate strategy alignment.
- Lead internal and external teams (eg, brokers, contractors, architects) to ensure project success.
- Prepare executive reports on transactions, project status, risk analysis, and market trends.
- Stay current on market dynamics, construction regulations, and best practices.
- Ensure all activities meet federal, state, and local laws, safety standards, and lease obligations.
- Perform additional duties as assigned by leadership.
What We're Looking For
- Education: Bachelor's degree in Real Estate, Business, Construction Management, or related field (Master's preferred)
- Experience: 10+ years in real estate/asset management, including 5+ years in a senior leadership role
- Language: Bilingual in English and Mandarin preferred
- Demonstrated success in lease negotiation, subleasing, site selection, and tenant coordination
- Expertise in retail renovation, including permitting, budgeting, and buildout management
- Skilled in managing large, multi-state portfolios with strategic oversight of expansions and remodels
- Proficient in real estate/project management platforms (eg, Yardi, Lucernex, Procore)
- In-depth understanding of lease terms, NNN reconciliations, CAM, and financial modeling
- Exceptional leadership, negotiation, and stakeholder communication skills
- Strong financial acumen, including capital budgeting and forecasting
- Ability to manage multiple large-scale projects under tight deadlines
- Experience developing high-performing teams
