The Director of Preconstruction will oversee all preconstruction activities, including estimating, budgeting, design coordination, and value engineering. This role requires a strategic leader with a deep understanding of construction processes, exceptional project management skills, and the ability to build strong relationships with clients, architects, engineers, and internal teams. The Director of Preconstruction will play a critical role in ensuring that projects are set up for success from the very beginning.
Key Responsibilities:
- Leadership and Strategy:
- Provide strategic direction and leadership to the preconstruction team, ensuring alignment with company goals and objectives.
- Develop and implement best practices, processes, and tools to improve preconstruction efficiency and accuracy.
- Project Planning and Feasibility:
- Oversee the preparation of feasibility studies, conceptual estimates, and project plans.
- Collaborate with clients, architects, and engineers to define project scope, goals, and deliverables.
- Cost Estimation and Budgeting:
- Ensure the development of accurate and comprehensive cost estimates, including materials, labor, and equipment.
- Review and approve project budgets, ensuring alignment with client expectations and company financial goals.
- Design Coordination and Value Engineering:
- Lead design review meetings to identify potential issues and ensure constructability.
- Drive value engineering efforts to optimize design and reduce costs without compromising quality.
- Bid Management and Procurement:
- Oversee the solicitation and evaluation of subcontractor and supplier bids.
- Negotiate contracts and ensure compliance with project requirements.
- Risk Management:
- Identify and mitigate potential risks during the preconstruction phase.
- Ensure all projects comply with local, state, and federal regulations.
- Client Relations:
- Build and maintain strong relationships with clients, ensuring their needs and expectations are met.
- Present preconstruction deliverables, including estimates, schedules, and project plans, to clients and stakeholders.
- Team Development:
- Mentor and develop preconstruction staff, fostering a culture of continuous improvement and professional growth.
- Conduct performance reviews and provide feedback to team members.
