Job Description:

Blue Hour is looking for an experienced construction and development leader to oversee all renovations and capital improvement projects at Blue Hour properties. You will create initial capital budgets/estimates to help the team underwrite workforce housing projects. In addition to estimating construction costs, you will also aid the team in evaluating the zoning/entitlement process and help assemble key third-party consultants (GCs, architects, engineers, etc.) for eventual execution. You will be responsible for collaborating with key stakeholders to ensure projects are completed on time and on budget. Over time, you will be responsible for building out the rest of the construction team.

Responsibilities:

o Prepare and manage estimates, budgets, timetables, and resources

o Coordinate with local experts to conduct research into zoning and building codes to determine zoning designations and ensure compliance or process for zoning changes

o Oversee new property renovation projects, managing relationships with general contractors, design teams, architects, engineers, and other critical parties, to ensure timely completion

o Visit sites regularly during construction - including bid walks, preconstruction walks, in-progress visits, punch walks, and closeouts - and lead status and coordination meetings

o Developing comprehensive capital improvement plan budgets, working with GCs and other stakeholders to create initial renovation budgets to aid in the underwriting process

o Managing the bidding process for contractors, evaluating proposals, and negotiating contracts for capital improvement projects

o Monitoring construction progress, ensuring compliance with project plans and timely execution, managing change orders, and addressing any issues that arise during construction

o Identify, mitigate, track, and address recurring construction issues

Qualifications:

o 5+ years in construction/real estate development

o Strong understanding of building systems, construction methods, and relevant building codes

o Experience preparing, negotiating, and reviewing contractor and consultant proposals, agreements, and contracts

o Experience handling multiple projects simultaneously while working on short timelines

o Ability to work both collaboratively and independently, specifically to take initiative and run with a project

o Comfortable operating in ambiguity to solve problems that have not been solved previously and establishing new processes

o Eager to work in an entrepreneurial environment and grow the company

o Highly organized with excellent written, communication, and negotiation skills
