We're looking for a Development Manager who is excited to lead residential projects from concept to construction. The ideal candidate combines project management expertise with a strong design sensibility, and thrives in a collaborative, fast-paced environment.

YOUR ROLE & RESPONSIBILITIES

As Development Manager, you'll be the internal champion for each assigned project-coordinating the work of internal and external teams to bring projects to life. You will lead projects from acquisition through the start of construction, ensuring alignment with the schedule, budget, and design vision. Responsibilities include but are not limited to:

  • Lead cross-functional teams across acquisitions, design, construction, accounting, and sales to ensure projects stay on track and meet strategic goals.
  • Collaborate with the acquisitions team to evaluate new opportunities, including market analysis, site planning, feasibility studies, and early-stage financial modeling.
  • Direct due diligence and entitlement activities; oversee coordination with external consultants and public agencies.
  • Create and maintain project schedules and manage milestone progress to minimize delays and ensure timely execution.
  • Own the soft cost budget; coordinate closely with the construction team to establish and maintain hard cost budgets.
  • Prepare investor and lender communications, including quarterly performance updates and project reports.
  • Manage consultant agreements and ensure high-quality deliverables.
  • Review and contribute to design documentation, architectural drawings, and specifications.
  • Guide and approve project aesthetics-layouts, materials, colors, and renderings-ensuring alignment with our brand and design standards.

WHAT YOU BRING

  • Bachelor's degree in a related field.
  • At least 5 years of experience in residential real estate development, preferably in the Puget Sound region.
  • Proven project management expertise across entitlements, permitting, and design.
  • Fluency in financial modeling, pro forma management, and budgeting.
  • Familiar with accounting principles and financing mechanisms for real estate.
  • Strong working knowledge of permitting processes, construction terminology, and local market dynamics.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office Suite, Bluebeam, and project scheduling software (e.g., MS Project, Smartsheet, or similar).

COMPENSATION AND BENEFITS
