About the Role:

We are seeking a detail-oriented and analytical Controller to support our client in Atlanta, GA. This role is instrumental in performing financial analyses and reviewing financial reports across a diverse portfolio of commercial real estate assets including office, retail, mixed-use, and industrial properties.

This is a fast-paced, deadline-driven role, ideal for someone with strong accounting, auditing, and real estate acumen, particularly in diligence-related projects.

Key Responsibilities:

  • Conduct detailed financial analysis and prepare diligence reports for commercial properties.

  • Review lease abstracts and interpret property-level financials with precision.

  • Analyze historical profit and loss statements and evaluate financial trends against current/future projections.

  • Audit CAM and tax reconciliations, comparing actual tenant payments to lease obligations and Argus projections.

  • Evaluate revenue components (base rent, CAM, percentage rent, tax recoveries) and identify material variances year-over-year.

  • Review A/R aging reports, investigate overdue balances, and assess credit risks of tenants.

  • Analyze operating expenses and capital expenditures; investigate material variances and extraordinary items.

  • Confirm billing bases for all forms of ancillary income and provide detailed income breakdowns.

  • Prepare a comprehensive summary of contracted services, outlining key terms and cancellation clauses.

  • Validate real estate tax invoices, track assessments, and investigate any pending or proposed tax changes.

Qualifications:

  • Bachelor's degree in Accounting required.

  • CPA, with prior audit or commerical dillegence experience is required.

  • Minimum 2 years of experience in real estate analytics.

  • Strong understanding of financial reporting, audit principles, and real estate operations.

  • Proficiency in analyzing large volumes of data and identifying meaningful trends and risks.

  • Excellent verbal and written communication skills.

  • Able to manage multiple priorities with a high level of accuracy and attention to detail.

  • Familiarity with Argus and understanding of appraisal processes.

  • Advanced Excel skills
