Position Overview

The Project Manager plays a crucial role in the physical construction of our projects, often managing multiple developments simultaneously while mentoring less-experienced team members. This is a senior-level role, requiring the ability to independently handle complex project issues and lead onsite teams to excellence.

You must be adept at communicating with diverse stakeholders - labor crews, subcontractors, architects, engineers, and owners - and possess strong computer skills to manage schedules, reports, and documentation.

The Project Manager is accountable for the fiscal performance and overall management of projects, with a focus on budget control, procurement, and ensuring all construction operations are executed to the highest standards.


Responsibilities

Document Control

Review and process submittals and shop drawings; coordinate reviews across building systems.

Create and maintain submittal logs and schedules aligned with field operations and material delivery timelines.

Manage Requests for Information (RFIs), ensuring timely resolutions across multiple trades.

Organize and distribute project documents.

Manage project start-up and close-out documents.

Update and maintain current drawings and specifications.

Record minutes for jobsite meetings.

Transmit all critical information to the Superintendent, including executed contracts, budgets, and schedules.


Procurement

Develop bidders' lists and manage bid solicitations.

Write subcontracts and prepare bid documentation.

Lead pre-bid meetings and manage bidder inquiries.

Evaluate bids and participate in post-bid reviews.

Verify subcontractor insurance and bond documentation.

Coordinate procurement and change orders, ensuring accurate documentation.

Track MBE/WBE participation and ensure permit acquisition.


Planning

Interface regularly with architects, engineers, and owners; attend and lead AOC (Architect/Owner/Contractor) meetings.

Prepare owner meeting agendas and produce meeting minutes.

Develop initial project schedules, working closely with Superintendents for flow and duration.

Create and update site logistics plans and detailed schedules throughout the project lifecycle.


Field Operations

Enforce corporate safety policies in collaboration with Superintendents and safety personnel.

Oversee field activities and ensure schedule adherence.

Facilitate MEP overhead coordination and verify installed products.

Lead the enforcement of quality control and compliance with specifications and inspections.

Produce daily construction reports, including weather, workforce composition, inspections, and activities.

Direct subcontractor activities to meet project milestones.


Cost Management

Prepare billing requisitions and manage funding follow-ups.

Review subcontractor change orders and negotiate cost adjustments.

Support subcontractor payment processes and bill coding for accounting.

Maintain comprehensive cost-tracking logs for change orders, procurement, and purchase approvals.

Secure guarantees and facilitate final approvals for payments.

Other duties as assigned.


Qualifications

Required:

Bachelor's degree in Business Administration, Engineering, Project Management, or a related field, or equivalent experience.

7+ years of construction project management experience.

Completion of at least one construction project exceeding $5 million in value.

Proficient with project management software (e.g., ProCore).

Strong organizational and multitasking skills with exceptional attention to detail.

Excellent communication and interpersonal skills.

Proven ability to problem-solve and adapt to changing priorities.

Preferred:

Project Management Professional (PMP) certification.

Construction safety certifications.
