JOB SUMMARY: The Construction Director is responsible for overseeing and managing all aspects of construction projects within Habitat for Humanity of Kansas City. The Construction Director responsibilities will include project management, contract negotiations, safety practices, vendor relations, progress tracking, budget management, asset and inventory control, inventory and risk management. These duties will be carried out personally or through team members and volunteer support.
ESSENTIAL FUNCTIONS:
Responsible for building all homes in partnership with team members, volunteers, and contractors.
Oversee the evaluation of all properties and buildings including potential donations.
Direct site planning and surveys processes, oversee permit applications for re-zoning, zoning variances, facilitate the registration of register re-plats and land splits, and collaborate with the local authorities to ensure the availability of essential utilities including water, sewer, and power.
Utilize established relationships with local authorities, contractors, and community leaders, to facilitate and accelerate the development of new housing projects.
Identify opportunities for improving efficiency, productivity and cost savings.
Ensure a thorough understanding and adherence to Habitat for Humanity requirements for all construction projects.
Oversee the administration and compliance of government-funded housing programs, ensuring all grant requirements are met, documentation is maintained, and housing projects are executed on schedule and within budget.
Ensure compliance with legal, regulatory, and environmental standards.
Manage a competitive bid process, costs and timelines for all contracts and sub-contracted labor, ensuring timely and accurate completion.
Establish key performance indicators (KPI's) to assess successful tracking of all new home construction.
Negotiate terms with contractors and suppliers to ensure favorable agreements.
Oversee the purchase for all materials, reduce costs, purchased supplies, and inventory levels.
Build strong relationships with vendors that provide in-kind material and labor.
Supervise professional and volunteer construction personnel.
Collaborate with Community Engagement and Homeowner Service departments to ensure productive engagement of volunteers and partner families throughout the construction process.
Responsible for providing the EVP of Operations and CEO with necessary information for construction reporting, updates, timelines, and recommendations.
Responsible for all safety and OSHA requirements throughout the construction process of employees, contract labor and volunteers. Work with EVP of Operations to oversee all annual risk audits such as: safety, insurance, first-aid certifications, truck & power tools inspections.
Responsible for maintenance of construction Habitat KC owned buildings and equipment.
Other duties as assigned.
KNOWLEDGE, SKILLS & ABILITIES:

QUALIFICATIONS, EDUCATION & EXPERIENCE:
- Five years construction management or project management experience.
- General Contractor License (Required)
