The Compliance Specialist will perform compliance functions related to the leasing of apartment units in tax credit and Moderate Income affordable housing properties. This position is responsible for obtaining and reviewing eligibility documentation from applicants and related third parties in accordance with Low Income Housing Tax Credit (LIHTC), Moderate, and Middle Income program and any other applicable funding programs.

Job Responsibilities:
  • Interact with applicants and related parties by phone, email and/or in-person to obtain required documentation in a timely manner
  • Ensure accurate and timely completion of all required forms and documents.
  • Review applicant files to ensure program compliance
  • Ensure security and storage of documents files per regulation
  • Preparation of applicant files and related documents for initial LIHTC certification
  • Preparation and submission of files for review by 3rd party and government agencies for approval
  • Work with the Director of Affordable Leasing to ensure compliance with all funding sources and regulatory agencies including city and state tax credit agencies and other federal/local/state governing agencies, syndicators, and other investors
  • Answer questions from applicants and respond to general compliance related inquiries.
  • Performs other related duties as assigned
Job Requirements:
  • Should possess an understanding of relevant Fair Housing Law and the Section 42 Low Income Housing Tax Credit (LIHTC) program
  • Accredited housing certification preferred: Low Income Housing Tax Credit and/or Certified Occupancy Specialist
  • Must be able to apply multiple layers of compliance regulations as specified by program rules and/or the monitoring agencies
  • Detail oriented and organized. Strong communication and analytical skills. Creativity and initiative to work both independently as well as within a team while able to perform in a busy, changing, multi-tasking work environment
  • NYS Notary License
  • Computer literate in Microsoft Office Suite (including Excel) required
  • OnSite and Yardi Voyager experience strongly preferred
  • Knowledge of NYC Rent Stabilization
  • Bi-lingual in Spanish; preferred but not required
  • Professional image with the ability to interact effectively with prospects, peers, and management both verbally and in written form
  • Demonstrated ability to manage complex operational matters
