Hi-Rise Condo in Arlington (Rosslyn), Virginia, is seeking an experienced DC 3rd Class Chief Engineer to oversee facility plant systems and general maintenance in our 14-story Condo Association.

The Chief Engineer will be responsible for the daily administration and operation of the maintenance shop, maintaining good owner/maintenance relations, directing the maintenance program, and managing the boiler room and all mechanical equipment in the Atrium.
Responsibilities
- Maintain files on maintenance tickets and inventory of all common and in-unit maintenance parts, with assistance from the Assistant Manager.
- Perform daily checks of controls in the boiler room related to heat, hot water, air conditioning, etc., and contact contractors or make repairs as needed.
- Run the emergency generator weekly to ensure proper functioning.
- Handle work orders received from the front desk, dispatch to maintenance, or handle independently.
- Assist in developing the annual budget with the Property Manager, General Manager, and relevant committees.
- Supervise and direct maintenance personnel and onsite vendors, ensuring proper procedures are followed.
- Make necessary repairs, including assisting with in-unit maintenance when required.
- Recommend purchases for approval to the GM for use in the boiler room and maintenance shop.
- Review work specifications and hours with facility plant contractors and verify completion of work.
- Perform emergency repairs such as sewer backups, flooding, electrical outages, or fire, maintaining a clean and safe work area.
- Assist with snow removal duties, including salting, shoveling, and operating snow blowers as needed.
- Perform preventive maintenance on mechanical equipment as specified by manufacturers and the building.
- Maintain operating manuals, blueprints, and pertinent data related to equipment.
- Review owner requests for remodels or alterations and inform the General Manager, Board, or Committees.
- Assist in unit inspections for resale certificates.
- Keep logs current on boiler, chiller, electric, gas, and water systems using SharePoint, OneDrive, or Building Link.
- Keep the General Manager informed of ongoing and new projects.
- Ensure all inspection certificates (elevator, sprinkler, fire equipment, pools, boilers, etc.) are current.
- Operate all equipment and tools safely and responsibly.
- Ensure life safety supplies are in place and operational.
- Inventory and secure Atrium property and in-unit materials bought and sold.
- Write purchase orders and log codes for processing by the Assistant Manager.
- Maintain MSDS and right-to-know files.
- Perform other duties as assigned to support property operations.
