SummaryResponsible for the proper operation, repair, and maintenance of all assigned Air Handling/Conditioning Systems including, but not limited to, the following: various types of refrigeration equipment/systems, various types of humidifying equipment/systems, furnaces (gas, electric, solar), various types of boilers, various types of fans, various types of heaters, controls associated with any and all air handling systems in use, and duct systems. Provides technical support and assistance to Air Conditioning Mechanics and performs other duties as may be assigned.
General DutiesDuties include, but are not limited to, the following:
- Analyzes, and repairs malfunctions in air handling/conditioning equipment and systems.
- Uses industry approved procedures to troubleshoot related control and safety circuits using circuit diagrams and test instruments, such as voltmeter, ohmmeter, and ampmeter.
- Performs routine preventative maintenance and repairs to refrigeration equipment, gas or electric heating furnaces, and steam or hot water boiler units.
- Repairs and calibrates pneumatic electrical and electropneumatic controls.
- Performs chemical test to the water used in heating, ventilating, and air conditioning systems and treats the water to provide protection and optimum efficiency.
- Performs routine air conditioning inspections and necessary repairs to ensure maximum efficiency, reliability, and safe operation.
- Coordinates trouble reports, major repairs, and inspections with respective contractors.
- Wears appropriate safety equipment and follows all safety practices and procedures.
- Usually works day shifts but may be required to work evening or night tours, overtime, emergency call-outs, weekends, and out-of-town assignments as required. May be required to work long hours during emergency conditions.
- Work may be performed at inconvenient times such as at night and in inclement weather.
- Work may be performed in locations that range from neat and clean to damp and dirty.
- May often work in awkward and inconvenient positions.
- The work involves considerable eye concentration.
- The work is often performed under the pressure of time to meet deadlines.
- Heavy lifting may be required to handle tools, materials, and supplies.
- Prepares and maintains reports and records as necessary.
- Is responsible for the preparation, operation, and maintenance of the emergency air conditioning trailers and small portable units.
- Changes filters and cleans coils on designated air handling systems.
- Handles tools and test equipment used in air handling systems repair such as torches, vacuum pumps, gauges, leak detectors, voltmeters, ohmmeters, ampmeters, etc.
- Provides technical support and assistance to the Air Conditioning Mechanic.
- Troubleshoots all types of refrigeration equipment utilizing various types of refrigerant.
- Overhauls semihermetic reciprocating compressors using manufacturer's recommended procedures and tolerance specifications.
- Performs the yearly stop inspections to centrifugal compressors using manufacturer's recommended procedures.
- Serves in the lead capacity when working with the Air Conditioning Mechanic.
- May be required to perform additional duties and tasks as required by the Company.
Basic Qualifications- Tests - Results obtained in standard tests for this position must meet minimum requirements established by the Company, in accordance with Company policy.
- Physical condition must be such to allow the employee to perform duties of the job, including lifting and moving heavy awkward objects, utilizing hoists, and working with cleaning solvents and refrigerant.
- Must be able to work in boiler and mechanical rooms during summer heat or inclement weather.
- Must be able to work in attics or roofs with surface temperatures in excess of 130 degrees or ambient temperatures of 110 degrees or below 10 degrees.
- Must have extensive knowledge and/or experience in the building trades, specifically heating, ventilation, air conditioning, electrical, and plumbing.
- Must have seven years of experience in the field of air conditioning and heating with an air conditioning company.
- Must have, in the capacity of a lead technician, commercially removed and replaced at least ten air conditioning compressors, excluding window units, using proper procedures in dehydration, soldering, system clean out, and diagnosis of the original cause of the compressor failure.
- Must have, as the lead technician, commercially overhauled five semi-hermetic reciprocating compressors using manufacturer's overhaul manuals for procedures and information of the required tolerances.
- Must be able to use and demonstrate skills with measurement tools and test instruments required in overhauling reciprocating and centrifugal compressors per the manufacturer's recommendations.
- Must have performed yearly stop inspections and the manufacturer's recommended maintenance to centrifugal chillers.
- Must be familiar with non-destructive testing. Test includes, but not limited to, Vibration Analysis, Eddy Current, Megohmeters Test, and Oil and Refrigerant Analysis.
- As the lead technician, must have experience in the replacement of furnace heat exchangers and furnaces including the related sheet metal transitions.
- Must have five years of experience troubleshooting and maintaining complex pneumatic and solid state control circuits.
- Must be able to communicate Skills of the pneumatic and other control systems with supervisors and other technicians.
- Must have experience in dealing with outside contractors or vendors in evaluating products or services.
- Must have extensive knowledge of mechanical equipment, maintenance repairs, and services.
- Must be able to analyze refrigeration equipment utilizing various types of refrigerant (R-22, R-12, R-502, R-114, R-11, R-1131 from temperature, pressure, and electrical readings. The technician must be able to communicate the symptom, analysis, and repairs to the Air Conditioning Supervisor.
- Must be able to read and interpret building plans and specifications: including mechanical, electrical, plumbing, and electrical and pneumatic control drawings.
- Must have a good knowledge of methods and procedures to generate energy conservation programs.
- Must be able to maintain expenditures within approved budgetary limitations.
- Must have sufficient manual dexterity to handle hand, power, and refrigeration tools.
- Must be able to read, write, and perform the following mathematical calculations: addition, subtraction, multiplication, and division.
- Must have an understanding of air conditioning.
- Use tools such as drills and other electrical power tools as required by the position.
- Must possess a valid state driver's license for the state in which the person is employed.
- Must be able to drive a vehicle with a manual gear shift pulling a 40' trailer with weights exceeding 17,000 pounds.
