Job Title: Building Safety and Maintenance Associate
Job Summary:
We are seeking a detail-oriented and proactive Building Safety and Maintenance Associate to join our team. This unique role combines the responsibilities of maintaining building security and safety while performing routine checks and follow-ups on maintenance and mechanical issues. The ideal candidate will play an integral role in ensuring the safety and smooth operation of the building, parking lot, and parking garage while assisting tenants and addressing any building-related needs.
Key Responsibilities:
Safety & Security:
- Monitor and patrol the building, parking lot, and parking garage to ensure a safe environment for tenants, visitors, and staff.
- Respond promptly to safety-related concerns, emergencies, or incidents, and report any suspicious activities or hazards to management.
- Assist tenants with security-related inquiries and provide guidance when necessary.
- Enforce building rules and regulations related to safety and security.
- Monitor all building doors, locks, and access systems to ensure proper security measures are in place.
- Monitor surveillance systems to detect and report any unusual activities or breaches in security.
- Monitor and operate Life Safety Systems, ensuring they are functioning effectively and reporting any malfunctions or issues.
Building Maintenance & Operations:
- Conduct routine inspections of the building, including HVAC systems, plumbing, electrical systems, lighting, and common areas, to identify any maintenance needs or mechanical issues.
- Assist in all building maintenance & operations, including HVAC, plumbing, electrical/energy management systems, and miscellaneous items.
- Follow up on maintenance requests from tenants and coordinate with maintenance staff or contractors to resolve any reported issues.
- Monitor and ensure the building's physical condition remains in good working order, identifying and addressing any potential issues before they become problems.
- Assist with managing house cleaning to ensure cleanliness and sanitation standards are met.
- Assist with coordinating regular maintenance schedules, such as HVAC servicing, elevator inspections, and other critical facility operations.
- Participate in continuing education, training, and safety certifications as required to maintain skill proficiency.
- Assist with property inspections to ensure compliance with safety and maintenance standards.
- Ability to take direction and supervision from Managers & the Director of Engineering.
Tenant Assistance:
- Serve as a point of contact for tenants requiring assistance with safety or maintenance issues.
- Provide helpful guidance and solutions for tenants experiencing building-related concerns.
- Communicate any planned maintenance or safety procedures to tenants in advance.
Reporting and Documentation:
- Keep detailed logs of safety inspections, incidents, maintenance work, and any other relevant activities.
- Generate reports on building conditions, security concerns, and completed maintenance tasks for management review.
- Maintain accurate records of tenant requests and maintenance follow-up actions.
Qualifications:
- High school diploma or equivalent; additional technical or safety certifications are a plus.
- Previous experience in a facilities, security, or maintenance role preferred, but not required.
- Strong attention to detail with the ability to identify and resolve mechanical and safety issues.
- Good communication skills to interact effectively with tenants, staff, and contractors.
- Ability to handle multiple tasks and prioritize effectively in a dynamic environment.
- Basic knowledge of building systems (HVAC, plumbing, electrical, etc.) is desirable.
- Ability to respond calmly and efficiently in emergency situations.
Physical Requirements:
- Ability to walk and patrol the property for extended periods.
- Occasional lifting and carrying of maintenance tools or equipment.
- Ability to work in various weather conditions (outdoor areas such as parking lots and garages).
