The Building Maintenance Technician works to ensure the smooth operation of building automation and mechanical systems. Under the guidance of the Facilities Manager, this position will tackle a broad spectrum of facilities-related challenges, from electrical and mechanical equipment issues to telecommunications equipment. Will also involve setting up events and collaborating with student workers. Attention to detail and a proactive approach will be instrumental in maintaining a high-quality building environment at The Levitt Center for University Advancement. Our office is located in Iowa City. Due to the nature of the work required, this position is not eligible for telecommuting/work from home. This position will also include after hours on call status. Key Responsibilities: Mechanical Systems Operation: Monitor, operate, and maintain critical mechanical equipment. When HVAC-related comfort concerns arise, respond promptly, making necessary adjustments and coordinating unscheduled repairs. Regular inspections will encompass comprehensive preventive maintenance tasks for AHUs (Air Handling Units), including cleaning, greasing bearings and motors, checking belts, and timely replacements. Facilities Problem Assessment and Equipment Care: Assess facilities-related maintenance issues, spanning electrical and mechanical equipment. Recommend maintenance, repair, and replacement of assigned equipment, ensuring seamless coordination and closely monitoring contractor work quality. Building Automation and Network Management: Utilize advanced building automation systems to troubleshoot, diagnose, and repair issues. These systems allow the ability to control lighting and fine-tune comfort levels in various spaces. Our BAS systems include Johnson Control, Daikin, and Walchem for water chemicals. General Carpentry and Maintenance: General carpentry tasks that enhance the overall aesthetics of our facilities such as painting, drywall repair, carpet square installation, door repair, and hanging artwork. Grounds Maintenance Support: Assist with snow removal, lawn care and grounds maintenance. Coordinating with grounds maintenance and contractors. Documentation and Compliance: Maintain operating logs, technical manuals, and other essential references. Compliance with policies and procedures. Collaborative On-Call Support: As part of the team, sharing on-call responsibilities is expected. While these situations are infrequent, our team's commitment to building coverage outside regular work hours ensures our facility remains reliable. Occasionally, overtime work may be required. Education & Experience: Associate's degree preferred, along with 4 years of relevant experience. An equivalent combination of education and experience will be considered. Licenses or certifications such as electrical, HVAC, and/or Building Operators Certification are desirable.
