Join a well-established real estate firm with a national portfolio spanning multiple asset types. This role supports the maintenance and efficient operation of office buildings, equipment, and grounds. You'll be part of a collaborative team delivering excellent service through preventative maintenance, repairs, and responsive tenant support.
Responsibilities
- Inspect office building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions
- Oversee and inspect the work performed by outside contractors. Contracted work includes landscaping, remodeling, HVAC, plumbers, and cleaning.
- Perform assigned repairs, emergency and preventive maintenance of plumbing, HVAC, electrical, and irrigation systems. Completes maintenance and repair records as required.
- Review assigned work orders. Estimate the time and materials needed to complete the repair, order the necessary materials and supplies to complete all tasks.
- Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
- Maintain the building lighting system, including element and ballast repairs or replacements. Experience with chillers, cooling towers, VFD's access control systems, and energy management systems is necessary.
- Respond quickly to emergency situations, summoning additional assistance as needed.
- Document work orders and repair history including dates/times and vendor details.
- Document and track inspection due dates for fire panels, backflow preventers, elevations, fire extinguishers, emergency generators, and other building systems.
Qualifications
- High school diploma or general education degree (GED).
- A minimum of four years of related experience and/or trade school training.
- Experience with chillers, cooling towers, VFD's access control systems, and energy management systems is necessary.
- Possess and maintains a current valid Florida driver's license.
- Normal dexterity required in an office environment including hand-eye coordination, walking, sitting, standing, alertness (attention to detail), and answering of phones.
- Ability to lift to 75 pounds and operate equipment necessary to perform cleaning/maintenance duties. Ability to climb ladders to heights up to twenty-five feet.
- Extended periods of standing, walking, and sitting while driving to locations.
- Certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
- Certifications/licenses may be required by local or state jurisdictions.
