La Costa Capital Partners ("LCCP") is seeking an Associate to join its Net Lease asset management team. Established in 2018, the Net Lease platform is vertically integrated and targets the acquisition of net lease portfolios and single assets with approximately $3 billion in AUM. The platform seeks to build a portfolio diversified by both geography and tenancy, while targeting attractive risk-adjusted returns. The Associate will be responsible for conducting financial analysis,

modeling, and due diligence for the platform's asset management and investment activities and will be part of an entrepreneurial team focused on further building a strong market presence. The small but growing team structure allows for direct exposure to the group's Partner, Investment Committee, and the principal investment vehicle(s).


Primary Responsibilities

  • Review and update portfolio Argus models, including detailed review of complex lease structures and cash flows
  • Support and guide the management of a portfolio of grocery-anchored retail centers; evaluate capital projects and
  • leasing transactions, coordinate with external partners, and develop business plans and strategies
  • Work with external consultants related to quarterly valuation requirements with oversight from senior management
  • Drive analytical and project support for all asset management activities; construct financial models, sensitivity analyses, comparable analyses, and other discrete financial analyses, as well as financial and asset due diligence and industry research
  • Conduct on-site property visits and maintain market or sector coverage with travel as required
  • Assist in reviewing and documenting lease proposals and leases
  • Liaise with external partners and due diligence advisors such as accountants, attorneys, and consultants during deal transaction
  • Work with external partners to monitor existing assets and opportunities to create value, execute capital markets transactions, and evaluate exit strategies
  • Participate in deal dispositions and releases, including the drafting and negotiation of legal documentation
  • Conduct exploratory macro market research and perform analytics on potential investment opportunities
  • Develop presentation materials including investment committee memoranda, as needed
  • Support and manage investor reporting requirements
  • Present and participate in investment committee meetings, including communicating analyses effectively to senior
  • investment professionals
  • Secondary responsibilities include assisting deal teams with diligence for new investments as needed and
  • conducting research for potential investment opportunities and themes

Qualification and Experience (Academic, Professional, Relevant Job Knowledge)

  • A minimum of 3 years of relevant experience in real estate principal investing in asset management, portfolio management and/or real estate investment banking
  • Bachelor's degree from a top undergraduate institution
  • Strong modeling (both in Excel and Argus), analytical, valuation, and problem-solving skills Meaningfully contributes
  • Demonstrates strong investment judgment; identifies potential risks and finds solutions to roadblocks in deal process
  • Takes initiative and is accountable for running a process to conclusion
  • Strong written and verbal communication skills
  • Superior interpersonal skills; builds and maintains strong relationships/credibility with external counterparties
  • Excellent ability to multi-task and strong attention to detail
  • Entrepreneurial, self-guided work ethic with results-driven orientation
  • Excels in a fast-paced, rigorous work environment; effectively prioritizes and meets deadlines
  • Experience with multi-tenant assets preferred
