ASSISTANT PROPERTY MANAGER SAN ANTONIO, TX

Partners is seeking a highly organized and proactive Assistant Property Manager to support day-to-day operations of a growing commercial property portfolio based in San Antonio. This role is ideal for someone looking to build their career in commercial property management, with opportunities for growth and development. You will assist the Property Manager with tenant relations, vendor coordination, financial reporting, lease administration, and general administrative support.

WHAT YOU'LL DO

  • Assist the Property Manager in overseeing daily property operations for a portfolio of office, industrial, or retail assets.
  • Serve as a key point of contact for tenants, ensuring prompt response to service requests and overall tenant satisfaction.
  • Support lease administration including abstracting lease documents, maintaining critical dates, and preparing tenant communications.
  • Coordinate and monitor vendor services such as janitorial, landscaping, HVAC, and general maintenance to ensure contract compliance and quality service delivery.
  • Help track accounts receivable and payable, process invoices, and assist with rent collection and monthly reporting.
  • Support preparation of annual budgets, CAM reconciliations, and monthly variance reports.
  • Conduct property inspections to ensure cleanliness, maintenance, and safety; report findings to Property Manager.
  • Maintain certificates of insurance for tenants and vendors and ensure compliance with company policies and lease requirements.
  • Assist in onboarding new tenants and coordinating move-ins/move-outs with vendors and building staff.
  • Manage administrative functions including document filing, vendor communication, and maintaining tenant contact information.

WHAT YOU'LL BRING

  • Bachelor's degree in Business, Real Estate, or related field preferred.
  • 2+ years of experience in commercial property management or real estate administration.
  • Texas Real Estate License (or willingness to obtain within 6 months).
  • Experience with Yardi property management software.
  • Strong communication and interpersonal skills.
  • Proficient in Microsoft Office Suite, particularly Excel and Outlook.
  • Ability to multitask, stay organized, and meet deadlines in a fast-paced environment.
  • Detail-oriented with a proactive, solutions-focused mindset.
