A well-established real estate investment and management firm is seeking an Assistant Property Manager to support the operations of a multi-million-square-foot portfolio of industrial properties across the greater Richmond market. This role provides hands-on experience across building operations, vendor coordination, tenant relations, and financial reporting, offering strong growth potential within a collaborative and high-performing team.
Key Responsibilities:
- Assist with day-to-day operations of a 5M+ SF industrial portfolio, including vendor oversight, building access coordination, and property inspections
- Support tenant move-ins/outs, manage service requests, and coordinate tenant appreciation initiatives
- Participate in the preparation of budgets, CAM reconciliations, and property forecasts
- Review and process A/P and A/R entries, utility tracking, insurance claims, and tenant chargebacks
- Collaborate with internal teams on capital projects, ESG initiatives, and process improvements
- Maintain compliance with code requirements and safety procedures across properties
Qualifications:
- Bachelor's degree preferred; real estate license a plus
- 2-3 years of experience in commercial or industrial property management
- Proficiency in Microsoft Office, especially Excel and Word; familiarity with property management systems is a plus
- Excellent organizational, communication, and problem-solving skills
- Ability to manage multiple tasks in a fast-paced, team-oriented environment
Compensation:
Base salary range: $70,000-$75,000 (DOE), plus benefits including health coverage, 401(k) match, paid time off, and discretionary bonus potential.
