We have an immediate need for an Assistant Property Manager to join the team at Parkstead Gouverneur, one of United Group's professionally managed multi-family housing communities located in Gouverneur, NY. To learn more about our property, please visit:

Major Tasks + Key Responsibilities:

The responsibilities that are listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by the Assistant Property Manager:

Maintaining Physical Asset
  • Assists with performing follow-up inspections of maintenance work orders
  • Makes regular inspections of grounds, including all common hallways
  • Assists Maintenance staff with making recommendations for physical repairs, replacements, and/or improvements when approved
  • Makes recommendations for supplies, materials, and equipment and orders when approved
Marketing and Leasing
  • Assists with any marketing or leasing, as needed
  • Assists in preparation of advertising and marketing materials
  • Assists in preparation of regular market surveys
  • Prepares weekly and monthly reports
  • Makes recommendations to improve marketing and leasing programs
Resident Management
  • Assists in all phases of rent collection process and rent manager program
  • Reviews Property complaint log
Financial Reporting and Control
  • Prepares all accounts payables for Property Manager's approval
  • Prepares all month end reports for Property Manager's approval
  • Assists in the preparation of the budget
  • Reports variances from budget
  • Prepares all paperwork relating to move-ins and move-outs
Administration
  • Assists in the input of all data into computer system
  • Assists in the assembly of all information on a monthly basis
  • Assists in the preparation of all necessary packages for lease up move-ins
  • Ability to handle any emergency that may arise on site
  • Assists with all personnel administration and payroll related responsibilities
  • Communicates all problems and makes recommendations to the Property Manager
Physical Demands + Work Environment:
  • Must be able to stand/walk for 8 to 10 hours.
  • Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
  • Ability to work indoors and outdoors during various weather conditions.
  • Frequently may be exposed to outdoor spaces, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.

Job Overview + Requirements
  • Compensation: $19 per hour; hourly/non-exempt, eligible for Bonus Incentive Program.
  • Work Schedule: Full Time; Monday through Friday, 8:30am - 5:00pm; weekend availability as necessary
  • Preferred Education: College Degree or Applicable Work History
  • Preferred Experience: Minimum 1-2 years of experience in residential property management; Entrata experience preferred
  • Certifications: Professional designations, i.e. Accredited Residential Manager (ARM), or equivalent industry designation preferred.
  • Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication and leadership skills; Ability to solve problems involving residents, maintenance, and challenging situations.
