Description
To assist the Tenant Relations Manager by working with WINGS residential clients and WINGS staff to ensure that clients have a successful stay with WINGS, that properties are maintained to WINGS standards, and that compliance with laws, regulations and funding requirements is fulfilled.
Key Responsibilities: • Serve as the primary contact for WINGS IDHS Scattered Site Housing Programs which includes managing move-ins, move-outs and renewals; preparation of related documentation; fee/rent calculation and collection; periodic inspections; rule enforcement; liaison between WINGS and third-party landlords and other related activities. Work with program housing team towards client success assisting in determining continued residency or termination and completion of related processes.
• Work with Facilities Team to establish and enforce WINGS housing policies and to keep them informed of repairs and other needs of the scattered site locations.
• Locate landlords for WINGS leases and provide landlord referrals to clients and report them to Tenant Relations Manager for partnership agreements.
• Maintain variable hours to be able to meet the needs of the clients which may include evenings and weekends along with rotating on-call twice a month with Tenant Relations Manager.
• Participate in coordinating WINGS Clean-a-thon.
• Attend trainings and team meetings as required.
• Conduct monthly inspections for IDHS Scattered Site Housing.
• Report needed repairs and respond to on-site maintenance appointments.
• Perform duties typically performed by the manager in their absence.
Requirements
• Minimum of 1 year of property or residential management experience.
• High School degree or equivalent required.
• Certification in resident management preferred.
• Bilingual (Spanish) preferred, but not required.

• Strong computer skills especially Microsoft Office applications.
• Must be able to effectively manage multiple priorities and tasks which constantly change.
• Must be able to work effectively and independently in a fast-paced environment while maintaining a high level of professionalism, quality, and attention to detail while delivering exceptional customer service.
• Must have excellent interpersonal, organizational, and verbal and written communication skills.
• Must have own reliable transportation, valid driver's license, good driving record, automobile insurance.
• Strong team player able to successfully interface with varied personalities and temperaments.
• Ability to handle physical requirements to accomplish daily responsibilities, including but not limited to lifting up to 35 pounds using both hands/arms on a regular basis, and climbing stairs.
