Role Summary

Oversee the daily operations of Class A CBD office space and ensure that income is maximized, expenses are minimized. Key areas of responsibility include customer relations, property operations, construction, financial management, and oversight of building staff.

This role reports to the Senior Property Manager and is based in the office, 5 days a week.


Essential Job Functions


Customer Engagement and Success

Understand the unique needs of building customers and respond to customer complaints and inquiries, which cannot be dispatched to Engineering, Janitorial, or Security. Escalate unresolved customer complaints to Senior Property Manager/General Manager for intervention.

Maintain day to day relations with customer contacts. Plan and execute tenant relations programs.

Utilize CRM tool to collect information on customer activities and business function and have ability to analyze data to provide useful insight on customer patterns.

Ability to provide a "win/win" solution to customer requests/issues.


Operations

Assist with day to day operations of the assigned property(s)

Oversee assigned contracted vendors to ensure they are meeting terms of contract and scope of work.

Regularly and proactively conduct building and property inspections. Take necessary steps to ensure the property, including the back of the house and vacant spaces, are maintained to Class A standards

Work with Project Managers on oversight of all projects. Ensure contracted projects adherence to building rules, regulations and specifications

Develop and maintain day to day relations with customer contacts. Ensure customer needs and requests are being met to their expectations. Resolve customer service issues and requests in a timely manner and escalate as appropriate

Be familiar with all pertinent documents for assigned buildings including but not limited to purchase orders, contracts, leases, management agreements, associations, and listing agreements

Assist managers in maintaining life safety programs and legal requirements


Financial

Assist with preparation and input of Annual Budgets, Capital Plans

Partner with on-site accounting team to manage accounts payables, receivables, accruals and expense tracking for the property


Team Development

Work collaboratively with other team members on escalated issues


Qualifications and Technical Competencies

Minimum three years of related business experience required

Proficiency with Microsoft suite and the ability to learn and utilize industry custom software programs

Effective written and verbal communication skills

College degree preferred or equivalent experience


Benefits & Compensation

Benefits: The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO).

Base Salary Range: $84,000-$95,000. This represents the presently-anticipated low and high end of the Company's base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
