Established property management company is seeking an experienced, hands-on Assistant Property Manager to oversee the maintenance, facilities, and construction functions at a large residential property in Brooklyn. The ideal candidate will be a proactive and organized professional who understands building operations, preventative maintenance, vendor coordination, and project management in a residential environment.
Key Responsibilities
Maintenance & Facilities Management
- Supervise day-to-day building operations including repairs, cleaning, landscaping, and preventive maintenance programs
- Oversee and support a team of supers, porters, and handymen to ensure high standards of cleanliness, functionality, and tenant satisfaction
- Maintain inventory and ordering of supplies, tools, and equipment
- Ensure all building systems (HVAC, plumbing, electrical, elevators, etc.) are running efficiently and comply with city regulations
- Conduct regular site inspections and enforce quality control standards across all areas of the property
Construction & Capital Projects
- Coordinate and oversee capital improvement and renovation projects from planning to completion
- Manage relationships with contractors, architects, engineers, and consultants
- Review and negotiate scopes of work, bids, budgets, and schedules
- Ensure construction projects are completed on time, within budget, and to company standards
- Provide progress reports and assist in strategic planning for long-term improvements
Compliance & Safety
- Ensure compliance with NYC DOB, HPD, FDNY, DEP, and other regulatory agencies
- Maintain records for inspections, permits, and required documentation
- Lead emergency response planning, building safety drills, and compliance with OSHA regulations
Qualifications
- 5+ years of experience in residential property operations, maintenance, or construction management, specifically at a coop or condo property
- Strong knowledge of building systems and NYC codes and compliance requirements
- Proven experience managing teams and working with vendors/contractors
- Excellent organizational and communication skills
- Ability to prioritize multiple projects in a fast-paced environment
- Proficient in property management software and Microsoft Office Suite
- OSHA 30, FDNY S-95, and other applicable certifications a plus
- Bachelor's degree in Facilities Management, Construction Management, or related field preferred
