What You'll Be Doing: Join our dynamic team as an Assistant Manager of Property Operations. We are looking for a dependable and motivated individual to help ensure the smooth functioning of our property. Under the direction of the Property Manager, you will be responsible for various tasks, including leasing, rent collections, resident services, and overseeing maintenance tasks.
Essential Job Duties: - Handling Delinquencies and Evictions:
- Initiate eviction processes, prepare necessary documents, and attend court hearings when needed.
- Follow up on outstanding delinquencies.
- Supporting Managerial Responsibilities:
- Assist in property operations as needed in the Property Manager's absence.
- Help create monthly reports, including renewals, rents, leasing information, and maintenance activities.
- Provide training and coaching support to office staff as directed.
- Attend staff meetings and take minutes as necessary.
- Support the Manager in collecting payments and handling purchase orders.
- Assist with any property-related tasks as requested by the Manager.
- Building Vendor Relationships:
- Establish and maintain relationships with vendors, ensuring correct invoicing.
- Lease and Renewal Oversight:
- Manage all activities related to apartment rentals, including move-ins, resident insurance, and lease renewals.
- Schedule appointments for prospective residents.
- Review resident information for accuracy, including account setups.
- Process security deposit refunds in a timely manner.
- Address resident concerns proactively to foster positive relationships.
- Assist in marketing efforts and coordinating with the leasing team.
- Document all resident correspondence.
- Help validate prospect and resident rental eligibility through the background verification process.
- Maintain accurate renewal records within the system.
- Compliance:
- Ensure adherence to federal and state Fair Housing Laws along with all company policies.
What We Expect from You: - Associates degree or equivalent experience in a related field; customer service or sales training is a plus.
- Previous experience in property management or a managerial role in sales or customer service.
- A valid driver's license and good driving record may be required for travel to multiple properties.
- Exceptional interpersonal and communication skills to interact effectively with residents and staff.
- Strong analytical and problem-solving abilities to handle property issues efficiently.
