Advertised Job Summary: The Assistant Director of Maintenance Services is responsible for the overall leadership of the Housing Maintenance team. Through proactive and thorough planning of work and projects, fiscal responsibility and a participatory leadership style, this position will ensure a safe and productive work environment for a team that will be focused on best serving our customers. This position has been designated as essential personnel during inclement/ hazardous weather and other emergencies.
Primary Responsibilities -
•  Supervisor Position
•  Planning, Coordinating, Developing/Monitoring/Reporting Budgets
•  Oversight of our Internal specialized maintenance Trades
•  Assist with developing annual and multi-year special project schedules and budgets
•  Ensure work compliance
•  Directs and manages work force responsible for maintaining all Housing buildings 24/7, 365 days Additional Responsibilities -

Job Related Minimum Required Education and Experience: Requires a bachelor's degree in a job related field and 5 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience.

Preferred Qualifications: Thorough knowledge of Maintenance operations: routine work management, emergency work, preventive and predictable maintenance on systems and components. Collecting and utilizing data in making management decisions. Developing and implementing comprehensive planning of summer work and small capital projects. A demonstrated ability to manage an environment that developed staff , that was involve with participatory leadership, focused on being problem solvers, and a can-do work force. Bachelor's degree and 7 years construction or maintenance experience

Knowledge/Skills/Abilities: Must demonstrate a full understanding of building systems, operational protocols, and the ability to maintain a successful building maintenance program. Knowledge and skill in the area of budgets and planning and ability to analyze financial reports. Ability to supervise others through acceptable methods and means and maintain division productivity and morale. Strong managerial background with heavy emphasis on communication and motivation skills including verbal and written communication, customer satisfaction, maintaining confidentiality, performing multiple concurrent tasks, reasoning, and dealing with constant interruptions and stress.

Job Duty: Work Practices: Develop methods and processes to understand current processes, their effectiveness and what changes need to be made to address inadequacies. Working with work control and others develop reports to understand staffing (planned and unplanned), work by unit (average completion, call back) and other variables that affect our ability to properly manage our workload to ensure timely and well done work by each staff member.

Job Duty: Routine, Preventive and Predictable maintenance: Directs and manages a work force that is responsible for maintaining all Housing buildings 24/7, 365 days. This includes emergency work and all electrical/mechanical systems, along with other internal components and external envelopes. This position will reduce the effects of deferred maintenance through developing staff and implementing well documented preventive and predictive maintenance programs for all building components and systems. Through proper training, review and inspections this position will ensure all staff are managing their work according to the work management procedures.

Job Duty: Projects assigned to Operations to manage and complete: This position will work with the Assistant Director of Safety and other staff to ensure projects are properly managed for timely completions, quality and remain within budget through fully develop scope of work, full critical path schedule, estimated budget and close out inspections. Summer scheduled work will be fully developed and submitted by mid-February. The schedule will include a detail accounting of work being done in each building by floor and total time to complete each floor and overall building. This plan will include needs: staff, equipment, vehicles, supplies and material. Every effort will be made to address current building conditions that negatively affect our occupants especial work that in the past was never assigned or addressed. A focus on special projects that can be and should be handled in house to address health issues or at least the appearance of health issues should be done.

Job Duty: Personnel: This position provides the overall leadership for the Housing maintenance team (trades and area maintenance). This position through individual actions and the actions of his direct reports will create a work environment of participatory leadership that develop goals, priorities and strategies to carry out this unit's mission, which will be fully aligned with Housing, Student Affairs and the University's overall mission. This leader will ensure staff are problem solvers, adaptable to change and are focused on serving our customers. Key responsibilities will be: Ensuring position descriptions are up to date and accurately reflect what each individual does, mandatory and key training is completed, budgets are developed and adhered too, key project and summer planning are done well, executed and properly tracked for success, work management procedures are adhered too, safety policies and procedures are in place and staff work in a safe environment, coaching for improve performances are being done and well documented and EPMS for all staff are completed on time and individual performances are well documented.
