Assistant Community Manager to oversee daily operations at a residential community. This role involves managing staff, ensuring compliance with housing regulations, handling financial tasks, and maintaining the property's safety and appearance.
Key Responsibilities: - Team Supervision: Directly oversees Assistant Community Manager(s) and Maintenance Technician, providing leadership and guidance.
- Community Engagement: Builds strong relationships with local organizations, government agencies, law enforcement, and fire safety officials.
- Financial Management: Collects rent and security deposits, processes bank transactions, verifies resident income, and manages delinquent accounts and petty cash.
- Compliance & Certification: Ensures timely and accurate completion of interim and annual re-certifications while staying up to date with compliance requirements (e.g., Fair Housing, HUD, TCAC, COS).
- Budget & Reporting: Assists the Property Manager in preparing budget reports, monitoring financial performance, and tracking variances.
- Leasing & Marketing: Promotes available units per the approved marketing plan to maintain occupancy rates.
- Regulatory Compliance: Ensures the property and staff meet all applicable housing regulations and participate in required program reviews and audits (e.g., MOR/TCAC).
- Property Maintenance & Safety:
- Develops and implements a preventive maintenance plan in collaboration with the Facilities Coordinator.
- Conducts regular inspections to identify and address maintenance concerns.
- Oversees work orders, repair timelines, and turnover of vacant units within a 3-6 day timeframe.
- Maintains curb appeal and ensures compliance with fire, safety, hazardous materials, and OSHA regulations.
- Ensures emergency preparedness plans are in place and communicated to residents.
- Incident & Eviction Handling:
- Prepares and submits incident reports within 24 hours.
- Coordinates employee accident reports and building site reviews.
- Processes evictions in accordance with legal guidelines and court directives.
- Staff Development & Hiring:
- Participates in hiring decisions and onboarding of new employees.
- Conducts performance reviews and provides monthly feedback to staff.
- Completes required training within designated timelines.
- Other Duties: Performs additional responsibilities as needed.
Pay Details: $28.00 to $30.00 per hour
