This position provides support for GFI's Hospitality team, hospitality properties, the evaluation and potential execution of acquisition and disposition opportunities. Additionally, responsible for monitoring, analyzing, and reporting on the performance and operations of hotels in the GFI portfolio and other special projects or properties as assigned. This position reports to both the Senior Vice President of Asset Management and Senior Vice President of Investment.
Primary Responsibilities:
- Update internal investment models for internal and external distribution monthly to evaluate projected deal returns and cash needs.
- Abstract major documents including hotel management agreements, loan agreements, JV documents, major lease agreements, etc.
- Compile loan requisition packages for lender review, approval and funding including monthly loan draws and associated documents.
- Monitor hotel operating and financial performance and provide detailed analytics relating to key performance indicators as determined in annual budgets and forecasts.
- Coordinate and oversee preparation of market and feasibility analyses, complete robust acquisition, disposition and/or refinancing models, create investment summaries, project proposals, deal structure and waterfall models, and pitch-books for both internal and external investment decision makers.
- Coordinate GFI's market research, pipeline data, STAR reports, and other data, develop market penetration models, financial projections for existing or to-be-developed hotel projects.
- Provide support for acquisition due diligence
- Prepare weekly and monthly analysis of performance data to provide guidance for the Senior Vice President of Investments and Senior Vice President of Asset Management and distribution to key stakeholders internally and externally.
Operational Responsibilities:
- Monitor cash flow reports to determine cash needs at select portfolio assets.
- Identify capital needs and budget appropriately.
- Work with properties to produce annual budgets.
- Analyze daily, weekly, and monthly reports from hotel operations; and monthly financial statements, in conjunction with Asset Manager(s) including highlighting key issues, concerns and opportunities.
- Conduct benchmarking analysis, and preparing other specific analyses related to maximizing revenues and minimizing expenses.
- Develop and maintain a dashboard reflecting monthly, quarterly, and annual operating and cash flow data for GFI's hotel portfolio.
- Research and collect market data and maintain a database of all factors affecting markets and submarkets for each hotel in our portfolio, including demographics and changes in supply and demand.
- Analyze data and creating high-level presentations for executive team and board of directors.
- Participate in regular on-site property reviews, identifying issues and areas of opportunities.
- Assist in developing successful strategies and decisions relative to occupancies, ADR's, RevPAR's, and operating expenses.
- Work with Asset Manager(s) to communicate with lenders, loan servicers, capital, and investment partners regarding questions about individual hotel properties within our portfolio and month end investor reports.
Qualifications:
- Bachelor's degree with 2+ years of experience in the Hospitality industry.
- Highly self-motivated, ability to work independently and collaborate with internal and external partners.
