Job Description

1. Market Research and Deal Sourcing
  • Identify Potential Properties: Research and identify commercial real estate opportunities, including office buildings, industrial sites, retail centers, and multi-family properties.
  • Market Analysis: Stay updated on market trends, property values, and investment opportunities. They analyze local market conditions, including demand, supply, and economic indicators, to spot promising acquisitions.
  • Networking: Build relationships with brokers, property owners, developers, and other industry professionals to source off-market deals and new opportunities.
2. Financial Analysis and Modeling
  • Conduct Financial Modeling: Build and maintain financial models to evaluate the profitability and risks of potential investments. This includes calculating net operating income (NOI), internal rate of return (IRR), cap rates, and other key metrics.
  • Perform Due Diligence: Analyze the financial performance and condition of properties to ensure they meet the firm's investment criteria. This may involve reviewing historical financial statements, rent rolls, and operating expenses.
3. Property Valuation and Risk Assessment
  • Appraise Property Values: Assess the current market value of a property using various valuation techniques like comparable sales, income capitalization, and cost approach.
  • Risk Mitigation: Evaluate the risks associated with potential acquisitions, including market volatility, tenant risk, zoning regulations, and property condition.
4. Deal Structuring and Negotiation
  • Negotiate Terms: Collaborate with senior team members to negotiate purchase terms, financing arrangements, and contracts with property sellers and their representatives.
  • Coordinate with Legal and Finance Teams: Work closely with legal, finance, and other internal teams to ensure the proper structuring of deals and to facilitate the closing process.

The Successful Applicant

1. Educational Background
  • Bachelor's Degree: A degree in Real Estate, Finance, Economics, Business, or a related field is typically required. Advanced degrees (such as an MBA) or professional certifications (e.g., CFA, CAIA) are a plus but not always necessary.
  • Real Estate Knowledge: A strong understanding of commercial real estate fundamentals, including property types (office, retail, industrial, multifamily), valuation methods, and financial metrics is essential.
2. Experience
  • Relevant Experience: Ideally, 2-5 years of experience in commercial real estate, finance, or investment banking, with a specific focus on acquisitions, underwriting, or asset management. Experience at a real estate firm, investment bank, or consulting firm can be highly valuable.
  • Proven Track Record: A successful candidate will have experience sourcing, analyzing, and executing real estate deals, with a portfolio that showcases their ability to drive and close profitable transactions.
  • Technical Expertise: Experience in financial modeling, using tools like Excel and Argus, to create complex models for evaluating real estate investments.
3. Analytical Skills
  • Financial Acumen: The candidate should be proficient in financial analysis, including building and interpreting financial models, conducting scenario analysis, and calculating key investment metrics like IRR, cap rates, NOI, and cash-on-cash return.
  • Attention to Detail: Strong attention to detail when reviewing financials, legal documents, and property information to identify risks and opportunities.
  • Problem-Solving Ability: A successful candidate will be able to think critically and creatively to overcome obstacles, whether related to deal structure, financing, or negotiations.
4. Industry Knowledge
  • Market Insights: A deep understanding of real estate markets and trends, including familiarity with local, regional, and national market dynamics. Knowledge of zoning, property types, and tenant profiles is also valuable.
  • Up-to-Date with Regulations: Understanding of legal frameworks and regulatory considerations relevant to real estate acquisitions, including tax laws, financing options, and contract law.
