Description

Under limited supervision, performs highly responsible technical work making independent decisions within defined limits regarding departmental and building operations, as it relates to the physical plant.
Examples of Duties

Essential Responsibilities:

A. Operates, inspects, adjusts, repairs, and maintains all mechanical, electrical, and plumbing systems within the Physical Plant, including boilers, chillers, water tower, fan units, Emergency Management System, and Water management system; assists in ensuring the safety and upkeep of all college facilities.

B. Plans, confers with, and provides direction to other technicians engaged in operation, maintenance and repair of central plant, life safety systems, HVAC equipment and electrical systems of buildings and facilities and ensures safe work practices are followed.

C. Reads and interprets data generated by computer and manages the HVAC system(s) by entering data setting parameters for comfort systems as requested. Implements and amends preventative maintenance standards, policies, and procedures as well for all equipment associated with the operation of the Physical Plant.

D. Assist supervisor with budget tracking and decision-making regarding supplies and capital item orders.

E. Assist in furniture relocation and installation; assists with event setup and take down, may run errands, or make deliveries as needed.

F. Maintains the college energy management and electrical systems.

G. Repairs and installs water lines, drains, toilets, faucets, and valves.

H. Performs snow removal of parking lots and walkways, as needed.

Other Responsibilities:

A. Performs other duties as required or assigned.

B. Is on call on evenings and weekends for emergency repairs and facility management.

C. May serve as a back-up to other staff members, as needed.

D. May assist new employees and coordinate the activities of as-needed and student workers.
Minimum Qualifications

A. High school diploma or equivalent with additional specialized or technical training courses (e.g. maintenance, general repair, and operations) required. Associate's degree or vocational school certificate in a professional, specialized, trades, or general field preferred.

B. At least three to five years of mechanical maintenance work experience required with knowledge of building mechanical systems and operation and all other equipment associated with the operation of the Physical Plant.

C. Strong HVAC service background with electrical experience required and plumbing experience preferred. Refrigeration license preferred.

D. Experience with door locks and hardware, as well as, rekeying of locks desirable.

E. Computer experience using Microsoft Office or comparable applications required. Able to use the telephone, voicemail, and email; able to manage files and perform basic functions with the current operating system; able to create, format, edit documents and spreadsheets. Certification as Microsoft Office Specialist in appropriate applications or demonstrated equivalent skills required.

F. Excellent oral and written communication skills required.

G. Demonstrated proficiency in English required. Ability to communicate in other languages desirable.

H. Valid State driver's license required. Valid Commercial Driver's License (CDL) desirable.

I. Training in CPR/AED or emergency First Aid desirable or willing to learn.

J. Physical examination - successfully passed a recent examination required.

K. Ability to work independently, make performance and services rendered to campus/location facilities.

L. Full range of motion required. Ability to lift 50 pounds or greater occasionally.
Supplemental Information

Hourly rate of pay begins at $20.72/hr. and may increase with experience and education.
