Student Housing and Dining Services (SHDS) is a self-supporting auxiliary that provides housing and dining services to approximately 15,000 undergraduate, graduate, and students with families who live in on-campus residential facilities (university owner/managed and Public-Private-Partnerships). Facilities Services is one of four major units within the Student Housing Department. Facilities Services oversees all the daily maintenance, major maintenance, preventive maintenance, custodial services, capital projects, interior design and painting for the million gross square feet in 102 buildings. Job Summary Under supervision of the Assistant Director, incumbent is responsible for the supervision of the paint team and the coordination of residence hall and dining paint projects. Act as a liaison/facilitator between Student Housing and UC Davis Facilities Management as well as other university departments. Act on behalf of the Assistant Director in their absence. Wear and maintain respirator, protective suit, and all other PPE required by OSHA regulations for work in areas where VOC, asbestos or lead-containing materials are found. Work in restricted areas around large noisy equipment; climb ladders or stairs to top of machinery, crawl, stoop, bend, and work in close quarters or cramped conditions. Operate and work from various types of lifts including scissor lifts and boom lifts. Tasks may be performed from ladders, lifts, portable scaffold or from above. Lift furniture/equipment weighing up to 50 lbs. Push and/or pull equipment weighing up to 100 lbs. Extend arms over head to perform cleaning tasks. Stoop, bend, walk and stand for uninterrupted periods of time. WORK ENVIRONMENT Successful completion of a Pre-Placement Medical Exam provided by Employee Health Services. Work with or be in areas where hazardous materials and/or infectious diseases are present; specific hazards of the position include, but are not limited to, asbestos-containing insulation, gypsum-based materials and finishes and adhesives; lead-containing paint and other surface treatments; paint solvents and petroleum distillates; mercury-containing fluorescent light tubes, PCB-containing ballasts, etc. Work alone or in a team environment. Work alone in a building with heavy traffic. Valid CA driver's license required. Position will participate in the Department of Motor Vehicles (DMV) Pull Notice System. A copy of DMV record will be required as a final condition of employment. If the successful applicant does not already have certifications to safely abate asbestos and lead-containing materials, they will be required to obtain such certifications as provided by the Department. May be required to work a non-standard work week including one or both days of the weekend. Occasional overtime will be required. Will occasionally be asked to work during UC or national holidays. Vacation usage may be limited during peak workload periods. Will be required to work on-call as needed. Will be required to assume on call rotation and manage after hour's issues during the work week and during the summer conference season. MINIMUM QUALIFICATIONS Minimum Education/Experience: Supervisory experience with union trade staff to select, train, evaluate, develop, and implement performance management techniques for direct reports and expectations for supervisors. Journey-level painting experience working under or as a licensed painting contractor to perform all aspects of interior and exterior painting tasks in commercial residential or institutional facilities settings including; knowledge of procedures, techniques, and materials to perform all identified paint work necessary in a safe and code compliant fashion, experience utilizing the proper tools and supplies for surface refinishing, and the skill to perform all preparatory work needed for surface repairs prior to applying paint. Customer service experience demonstrating the ability to complete work orders, answer customer questions, follow through on customer requests, and explain repair processes to resolve building system problems. Minimum Knowledge, Skills, and Abilities (KSA) : Computer skills to utilize various software programs such as word-processing, email and operate other software programs and mobile devices needed to perform job functions, Asset Management software, spreadsheets, project management programs, and procurement software. Writing skills to prepare a variety of correspondence, reports, policies and procedures, agreements, training documents, and performance evaluations. Knowledge of approved safety devices, practices and procedures, including comprehensive knowledge of trade shop safety regulations and procedures. Interpersonal communication skills to clearly and effectively interact with individuals of varying backgrounds and perspectives to exercise tact and diplomacy in dealing with others, to research and secure information to resolve problems, to provide training to staff member, and to conduct effective negotiations and resolve conflicts. PREFERRED QUALIFICATIONS Additional Preferred License/Certification: Certification as asbestos and/or lead maintenance or remediation worker Preferred Education/Experience: Experience, knowledge, and technical skills to understand and to review technical data, equipment specifications, building interior and exterior finishes, and construction documents (plans, drawings, material specs, plan review during design, submittals, and specifications). Knowledge of the California Building Code, OSHA, and fire/life safety regulations and all construction trade terminology. Preferred Knowledge, Skills, and Abilities (KSA) : Knowledge of sustainability with the ability to integrate sustainable practices within maintenance/painting operations. Ability to make prompt and appropriate decisions under emergency conditions. SPECIAL REQUIREMENTS Background Check This position is a critical position and subject to a background check.
