Position: Senior Property Manager (SSP, F/T, Non-Exempt, On-Site)

Reports to: Director of Property Management

Salary Range: $93,000 - $103,000

Propiedades Adelante will be a MEDA-affiliated property management entity that will provide quality property management of MEDA's properties to ensure residents have affordable and secure housing. The entity will start by managing MEDA's small site preservation properties and grow to eventually manage MEDA's tax credit production properties in the pipeline and portfolio.

The role of the Property Manager plays a pivotal part in upholding MEDA's commitment to safeguarding housing in a rapidly changing urban setting. With an expanding focus on preserving small apartment buildings, particularly in the Mission District and neighboring areas of San Francisco, this position holds significant importance.

Under the supervision of the Director of Property Management, the Property Manager will serve as a vital member of the Property Management team. Their primary responsibilities encompass overseeing the day-to-day operations of MEDA's small sites portfolio of 36 buildings spread across San Francisco and comprising a total of 300 units. Compliance with various local, City, State, and Federal regulations, building codes, and best practices will be a key aspect of this role.

The ideal candidate for this position will demonstrate a strong passion for enhancing community value by developing residential and commercial buildings in the face of escalating development pressures. They should possess problem-solving skills, meticulous attention to detail, independence in work approach, excellent communication abilities, technological proficiency, a proactive mindset, and a track record of achieving tangible results.

Specifically, you will:

  • Be responsible for the Day-to-Day Operations of the Building
  • Provide supervision of the Assistant Manager, Janitorial, and Maintenance Supervisor
  • Directly hires, supervises and trains property management staff.
  • Participates in the budget preparation process and in the analysis of monthly Budget-to-Actuals statements.
  • Assists in responding to building emergencies and resident crises, including after-hours, as needed.
  • Monitors rent collection and receivables. Issues legal notices as necessary.
  • Requests purchase of supplies and equipment.
  • Assures that buildings and building exteriors are properly maintained.
  • Schedule the Preventative Maintenance and Custodial Work of the Building
  • Run Property Management Software Systems (YARDI)
  • Utilize Yardi, Dahlia, and Salesforce Programs in Day-to-Day Operations
  • Conduct Inspections of the Building and Schedule Annual Unit Inspections
  • Be responsible for Emergency Planning, Incident Reporting, and 24 Hour Calls
  • Conduct and Host Monthly Tenant Meetings
  • Be responsible for the Leasing of Units and Collecting of Rent
  • Actively Market Units in accordance with Marketing Plans and Tenant Screening Criteria
  • Conduct Waitlist Protocols in accordance with MOHCD and the Small Sites Program
  • Adhere to MEDA Accounting and Reporting Procedures
  • Carry Out Annual Rental Increases for the Building
  • Review Delinquent Accounts and Determine Next Steps
  • Compliance with MOHCD SSP Program Guidelines
  • Participation in Yearly Audits
  • Oversee Annual Recertifications
  • Ensure unit vacancies are filled in a timely manner
  • Be responsible for knowledge of leasing techniques, sales methods, property rental information, and rental agreements.
  • Be responsible for the inventory and ordering of necessary administrative supplies and equipment.
  • Adhere to Fair Housing, Equal Employment, and Equal Housing Opportunity Requirements
  • Respond to Requests for Information from Regulatory Agencies, Lenders, and Stakeholders
  • Represent MEDA before MOHCD, Stakeholders, Industry Partners, and Organizations
  • Work with the Asset Manager of Operations to Create a Budget
  • Responsible for managing tenant relations: Ensures efficient and courteous response to all resident requests and responds promptly to tenant complaints and incident reports; provides competent conflict resolution.
  • Monitors building expenditures and rent collection.
  • Perform Other Duties as Assigned by the Director of Property Management

YOUR KEYS TO SUCCESS

To Perform Successfully in This Role, You Will Need to Leverage These Key Qualifications:

  • High School Diploma plus 4+ Years of Experience Working in a Similar Role or BA Degree
  • Professional Certification in Property Management or Affordable Housing(Tax Credit Specialist, TCS or Certified Occupancy Specialist, COS), TCAC Certification Preferred or Willing to Obtain Certification Within the First 6 months
  • Knowledge of Residential Property Management, Building and Housing Quality Standards
  • Working Knowledge of Fair Housing, Tenant and Landlord Rights
  • Knowledge of San Francisco Housing Authority and Section 8 Rules and Regulations
  • Excellent Assessment, Problem-Solving and Supervision Skills
  • Exercise Good Judgment and Common Sense Relationships with Tenants and Applicants
  • Experience Working in Low-Income and Affordable Housing
  • Excellent Communication, Writing, Organizational, and Interpersonal Skills
  • Computer Skills, and experience with Yardi, Salesforce, and Dahlia Knowledge a Plus
  • Tax Credit Certification Preferred or Willing to Obtain Certification Within the First 6 Months
  • High-Rise Certified
  • Effectively Work in Teams and Strong Organizational Skills
  • Understand the Property Emergency Procedure Protocol
  • Training and Experience in Multiple Regulatory Programs: HUD and Tax Credit Programs
  • Bilingual in English and Spanish Required
