Senior Construction Coordinator - VF Real Estate: Become the Newest Member of the VF Family As a key player within VF's Real Estate team, the Senior Construction Coordinator is responsible for helping ensure construction projects are completed in a timely, efficient, and effective manner. The role will give you visibility and exposure across VF's locations and brands as you work to support the growth and construction of our sites across the US. How You Will Make a Difference: Maintain the VF Real Estate Construction Schedule Forecast for 50 + projects per year and distribute weekly to internal partners and external vendors, architects, and general contractors Work with internal and external partners to accurately populate construction forecast with key project information/schedule timeline Manage distribution list of 400+ internal and external Partners Perform required due diligence to accurately provide estimates for upcoming CapEx/WEA spend as needed and in partnership with Senior Construction Manager/Director of Construction & Leasing team Pre-Construction Landlord communications Confirm and identify Possession Dates, Addresses, Certificates of Insurance, Utility and Meter Setup requirements & miscellaneous requests Send Bid Invitations for all projects and send updates to bidders as needed Work with Manager of Construction Operations and Construction Managers to determine Bid Invitees Send invitations to Bidders, tracking responses, and alerting Construction Managers if Bidders decline Draft general contractor contracts for execution by senior management Manage the set up and close/shutoff of all utilities; Track utility accounts for all new locations (Gas/Electric/Water & Trash) Create and submit forms to CASS, the VF third party utility billing company, for all sites across all brands: openings, closures, and relocations Act as the liaison with Procurement/CASS/AP for utility tracking and payment purposes Work with Facilities and internal partners to close utility accounts as needed Manage utility issues/requests as they arise Manage all Real Estate Purchase Orders in Coupa as required and ensure all vendors are accurately paid in a timely manner through project completion Project Closeout & Capital Forecast Collaboration Cross-check clearing summaries to ensure all billing has completed Compile all required construction close-out documents, Unconditional Lien Releases, from GC and subcontractors Coordinate with Leasing Coordinator on Tenant Allowance collection (if applicable) Collaborate with RE Operations Manager to ensure capital forecast accuracy and reflective of current CapEx spend and final project closeout Maintain brand forecast timeline templates for consistency and time management Organize network and hardcopy files, drawings, photos, quotes, and other project related documentation Report on schedule forecast accuracy throughout the year to the Real Estate team May be assigned additional responsibilities or special projects as needed to activate ongoing ERM activities and/or to support the broader Risk Management & Insurance function Years of Related Professional Experience: 3 -5 years Educational/ Position Requirements: Bachelor's degree in related field preferred or equivalent work experience 3 to 5 years of construction or project experience in a corporate or consulting environment Solid knowledge of and demonstrated experience with construction project coordination Strong project management and organizational skills with ability to manage multiple projects/programs Great communication, collaboration, facilitation, and relationship management skills Special Physical and/or Mental Requirements: Travel by air and overnight, as required 10% amount of time. Hiring Range: $69,120.00 USD - $86,400.00 USD annually Incentive Potential: This position is eligible for additional compensation awards that may include an annual incentive plan, sales incentive, or commission potential.
