Job Details

RESPONSIBILITIES:
  • Screen potential joint venture and direct investments in potential ground up and existing assets to determine fit with the company with an emphasis on Retail shopping centers and single-tenant-net-lease investments.
  • Prepare financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods using Excel.
  • Perform market research for capital market conditions, submarkets and properties. Based on the research, recommend and implement assumptions for models as well as prepare periodic presentations.
  • Generate investment memoranda for deal pipeline meetings and investment committee.
  • Coordinate due diligence and closing process including third party reports, property level information and debt financing.
  • Sporadic market and property visits nationwide.
  • Portfolio management of existing investments as needed and including value add opportunities, investment/quarterly monitoring and hold-sell recommendations.
  • Communicate with real estate brokers to receive offering summaries and schedule property tours.


QUALIFICATIONS:
  • BA/BS degree in Finance, Real Estate or Economics. MBA preferred, but not required.
  • 2+ plus years of real estate analysis / underwriting / valuation experience.
  • EXPERIENCE WITH GROUND UP DEVELOPMENT PROJECTS IS HIGHLY DESIRED.
  • Ability to underwrite a broad range of asset classes with an emphasis on Retail
  • Advanced level skills using financial models in Excel. Argus is preferred.
  • Strong analytical, writing and verbal skills with the capacity to convey observations into supportable conclusions and recommendations.
  • Self-motivated, strong organizational and multi-tasking skills and attention to detail.
  • Ability to succeed in an entrepreneurial and small, dynamic team environment and proactively take on additional tasks and responsibilities that may arise.
