GENERAL DESCRIPTION OF POSITION The specialist will ensure the continued full operation or disposition of existing Murphy USA and QuickChek stores and make sound financial decisions regarding real estate transactions and support the execution of those transactions. ESSENTIAL DUTIES AND RESPONSIBILITIES 1. Administrate existing leases, track key milestones such as purchase options, rights of first refusal/offer, lease renewals, early terminations, etc. 2. Present for approval strategies to address milestone decisions. 3. Exercise the rights of contracts and conduct negotiations on behalf of stakeholders. 4. Market, or work with 3rd parties to market, excess/surplus properties for disposition. 5. Work with 3rd parties to review cross access requests, condemnation procedures, and temporary construction easements. 6. Respond promptly to Notice of Violations and other jurisdictional concerns with stores, coordinating action with Sales and Operations or others as appropriate. 7. Maintain relationships with partners and jurisdictions as necessary. 8. Facilitate the execution of leases and contracts for potential new locations; manage key factors and milestones such as deposits, reimbursements, rent commencement dates, payments, and CAM fees. 9. Collaborate cross-functionally to review requests for documents or information contained in contracts or department databases. 10. Support execution and delivery of closing documents, coordinate wire transfers. 11. Obtain approval for coding and processing invoices. 12. Perform any other related duties as required.
