Position Summary
Responsible for performing and managing the care of premier commercial properties, including landscaping and turf maintenance, throughout the Lincoln and Omaha Metro Area. Also performs facility maintenance responsibilities as needed. Abides by Company Safety Program and Policies, while performing duties safely. Consistent and reliable attendance required.

Essential Duties and Responsibilities include, but are not limited, the following:
Implements proper landscaping/horticultural principles to assure the properties are maintained in first class manner and all quality standards are achieved. Cares for and maintains live landscape elements.

Performs mowing, line trimming, leaf blowing, debris removal, weeding, edging, hedging, raking and mulch installation. Prunes, trim, transplant plants, shrubs and hedges as needed.

Performs fertilization, weed control, insect control, and plant disease control in compliance with all regulations.

Identifies weeds, insects and diseases and treat as needed, keeps planting beds mulched and weed free, and replaces dead/decaying plant material as needed.

Performs installation, repair, and maintenance of irrigation systems and manages watering schedules, ensuring compliance with applicable watering guidelines and restrictions, and adjusting as necessary for the health of live landscaping elements.

Performs general site maintenance including keeping grounds clear of debris and trash, inspection and removal of nesting as needed, inspection of exterior lighting and reports/repairs deficiencies, maintains and adjusts exterior lighting controls, and keeping indoor and covered parking washed and maintained as required.

Patrols parking area and enforces regulations, issues warnings and writes citations; performs other safety and security tasks as assigned.

Responsible for snow removal tasks including managing teams and processes for snow removal and daily checking and treating icy spots on pavement as needed.

Performs Facility Maintenance responsibilities. This includes:

  • Cross training, assisting, and performing tasks of the Property Maintenance Superintendent - Buildings when required.
  • Assisting the Operations and Maintenance staff.
  • Assisting with inspection of facilities and equipment for safety.
  • Providing support for basic building maintenance tasks using hand and power tools.
  • Addressing building maintenance needs and/or notifies appropriate maintenance staff about building needs as identified in the performance of work.
  • Preparing and/or repairing surfaces in preparation for refinishing/painting; refinishing/painting of interior and exterior surfaces.
  • Assisting in maintenance of shop inventories.
  • Assists with HVAC Preventative Maintenance.
  • Repairing small plumbing issues
  • Changing out bulbs and other lamp maintenance.
  • Daily upkeep of the property office and common areas of property buildings

Other duties as assigned.

Education and/or Experience:

  • High School Diploma or GED; and
  • 3 years working knowledge of lawn, landscaping, and/or turf maintenance including operation of grounds maintenance machinery; or
  • an equivalent combination of education, training, and experience.

Certificates, Licenses, Registrations:
Must have two of the following three requirements:

  • Valid Commercial Drivers License,
  • Valid state license for applying pesticides,
  • Valid City of Lincoln Arborist Certificate or Nebraska Arborist Certificate.

Current CPR and First Aid Certificate helpful, but not required.

Skills and Abilities:

  • Experienced knowledge of lawn maintenance and support services in maintaining landscape.
  • Ability to operate light duty vehicles, tractors, riding mowers, push mowers, string trimmers, chain saws, rakes, shovels, loppers, blowers, sprayers, hand saws, machinery with small tools, and other small hand tools.
  • Must be able to operate various machinery required in the grounds maintenance responsibilities which include trimmers, rotary riding mower, aerator equipment, a machine-driven push lawn mower and any other appropriate equipment
  • Ability to apply formula conversion for chemical application which is safe for the vegetation.
  • Ability to frequently lift, push and pull, and/or move up to 50 lbs.
