SUMMARY The Project Superintendent oversees and directs activities of subcontractors, workers and/or crews concerned with the construction of buildings, structures, infrastructure or other construction projects in cooperation with the Project Manager to ensure they generate the profit objectives and meet customer expectations. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Takes any and all reasonable actions to provide a safe work environment Enforces safety procedures of Haydon, Project Owner, and other regulatory agency Studies contract documents (i.e. specifications, details, and plans) and estimates to establish work plans for construction of the project Develops project schedule in conjunction with General Superintendent and maintains this schedule with weekly updates Enforces the Project Schedule Maintains daily logbook, photographs, and documentation for progress, events, changes, and problems that occur on the project Maintains field as-builts on a weekly basis Holds weekly project/safety meetings with owner and subcontractors, and prepares subcontractor-meeting minutes Inspects work in progress to ensure that work conforms to specifications and that construction schedules are adhered to Initiates needed field correspondence and Requests for Information Implements and enforces field policies and procedures as outlined in Haydon's Field Operations Manual Reports any activities or issues which may affect the Project to the General Superintendent and Project Manager Monitors each trade to ensure that proper manpower is provided to conform to the Project Schedule In the event of changed conditions or items not included in the plans, specifications, contract documents or special provisions in writing, notifies both the General Superintendent and Project Manager Holds Coordination Meetings between Subcontractors to ensure proper installation of MP&E trades Arranges any special meetings required during the Project Establishes dust control plan and obtains Dust Control Permit Initiates and files Notice of Intent with Environmental Protection Agency Reviews Project for conformance to the Contract Documents Coordinates Project Set-up Maintains field files COMPETENCIES To perform the job successfully, an individual should demonstrate the following competencies: Planning/Organizing - Prioritizes and plans work activities; uses time efficiently; plans for additional resources; sets goals and objectives; organizes or schedules other people and their tasks; develops realistic action plans. QUALIFICATIONS The requirements listed below are representative of the knowledge, skill, and/or ability required. Education and/or Experience Minimum of 5 years' commercial construction Superintendent experience and Bachelor's degree in Construction Management; or acceptable combination of education and experience. Strong understanding of construction methods, scheduling, and blueprint reading. Strong problem solving, organization, and communication skills. Demonstrated leadership ability. Experience in working multiple discipline projects. Excellent computer skills in Microsoft Office. Willingness to travel as required. Physical Demands While performing the duties of this Job, the employee is regularly required to sit and to use hands to type, handle, or feel and talk or hear. The employee is occasionally required to stand or walk. The employee is occasionally required to reach with hands and arms and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 15 pounds when maintaining records.
