Essential job functions include, but are not limited to the following:

• Work within the Development Department responsible for supporting the VP of Real Estate and the Director of Construction with multi-disciplinary, cross-functional tasks such as: Vendor Management, Health & Business Licensing, Utility set-up, Construction Coordination & Close-Out, Tenant Improvement Allowance collection.

• Manage and generate JNN Certificates of Insurance ("COI") for requesting parties such as contractors, vendors and landlords relating to construction and new site development.

• Manage contractors and vendor's COIS, verify limits, and additionally insured language and expiration dates of coverage and obtain new COIS from contractors and vendors upon COI expiration.

• Maintain relationships with Suppliers/Vendors, and source new Vendors/Supplier as necessary to control costs, ensure quality, and meet strategic business objectives.

• Perform regular cost analysis and industry benchmarking on OSI items and implement improvements to better align with department financial targets.

• Partner with department leadership to ensure all National contracts adhere to industry best practices, including OSI Vendors, General Contractors, and Design Consultants.

• Identify opportunities for continuous improvement and create proposals to implement change.

• Assist in negotiating master service agreements with Contractors/Vendors/Consultants to meet long-term business needs. Partner with Jim 'N Nick's Procurement team to ensure consistency and alignment with company standards.

• Create protocols for pipeline communication to external vendors. Partner with vendors to identify opportunities for economies of scale and related cost savings to the business.

• Create detailed cost projection modeling tool, refine models as new data is collected.

• Support Construction Managers in the preparation of project budgets, present to Department Leadership and Executive Team for final approval.

• Partner with third-party consultants to ensure thorough due diligence protocols are in place and carried out for all projects.

Essential job functions:

• Manage restaurant remodel and conversion projects.

• Assist in GC Bid process, provide input during review and negotiation.

• Serve as point of contact to Landlords during preliminary project phases, and for escalation of issues, as needed.

• Assist with restaurant facilities department as needed.

• Support Operations/Facilities teams post-occupancy on roll-out and retrofit programs.

• Oversee Tenant Improvement Allowance collection, partner with Finance and Real Estate to ensure TI reimbursement is collected in a timely manner.

• Evaluate cross-functional and vendor deliverables and collaborate with teams to develop improved process, planning/tracking documents and communication protocols.

• Drive a culture of continuous improvement. Turn information gathered into results that influence current processes or recommend new/improved initiatives that drive results.

• Strengthen existing Vendor partnerships by providing ongoing performance feedback and identify opportunities for improvement and increased efficiency.

• Maintain detailed files for all projects in accordance with Jim 'N Nick's filing standards.

Qualifications:

• 4-year Bachelor's degree or higher in a Development-related field such as Construction is preferred.

• Certification in Supply Chain, Procurement, or Purchasing a plus.

• Minimum 10 years of post-collegiate experience in a related industry.

• Minimum 5 years working for a restaurant company in Procurement and Construction. functions

• Experience in restaurant buildouts, with technical and practical knowledge of all building systems.

• Experience managing multiple construction projects simultaneously and overseeing the execution of a rapid high-growth portfolio.

• Demonstrated ability to manage general contractors, specialty vendors, and other professionals providing services for construction projects, on both a per-project and national agreement level.

• Knowledge of all project documents, including LL work letters, Lease terms, construction documents, specifications, GC contracts, purchase orders, standard daily correspondence forms, submittals, RFI's.

• Proficiency with Microsoft Office Suite, including MS Project and Excel.

• Experience using cloud-based Project Management Platforms.

• Proficiency with AutoCAD/REVIT a plus.

• Ability to travel up to 75%.

Knowledge/Skills/Abilities:

• Excellent verbal and written communication.

• Experience supporting and managing multiple large projects.

• Understanding and knowledge of building codes, zoning regulations, and approval process.

• Highly organized and detail driven.

• Proven ability to work independently and collaboratively.

• Ability to adapt and learn quickly.

• Proficient in MS Word, MS Excel, and MS PowerPoint.

• Proficient in ClickUp or other project management software is preferred.
