We are looking for a Project Manager who has a minimum of five (5) years of experience in supervising all the multidisciplinary trades required for the performance of the work for facilities operations and maintenance, as well as having expertise in interpreting plans and specifications, and having technical experience in the facility maintenance and construction trades.

The Project Manager will also be responsible for the oversight and coordination of vendors and subcontractors, purchasing of supplies and materials, technical writing/ modification of plans such as Environmental Health and Safety, Quality Assurance, Personnel Safety, and other specific operational plans. The Project Manager will also support writing and development of pricing data for proposals.

PRIMARY RESPONSIBILITIES

Serve as the Project Manager of the operations, maintenance, grounds and custodial services of a large facility and adjacent buildings and ensure the execution of all tasks and requirements of the PWS.

Conduct facility tours and notate observations, develop site reports, and coordinate action on any issues, repairs, or emergencies.

Define and lead key subordinate positions in the fulfillment of the PWS requirements.

Assist the Government Client in developing SOWs, cost estimates, facility technical proposals, move-add-change requirements, AutoCAD drawings, Gantt Charts, and project schedules for various facility projects.

Interface with facility tenants on service requests and other project requirements.

Assist in the development of budgets and the coordination of procurement activities pertaining to architecture and engineering, facilities management, and facilities operations and maintenance.

Assist the government in monitoring compliance with facilities requirements in local, state, and federal statutes, regulations, and directives.

Assist the government in monitoring compliance with environmental and energy efficiency legislation and mandates.

Maintain all applicable records and documentation including project submittals, task management, maintenance management system reports and other work; track, update and submit all annual reports, submittals, and plans.

Ensure that the PM Program and CMMS are current and updated with respect to the current inventory and condition of equipment. Ensure all performance metrics are met.

Develop vendor relationships, negotiate, establish, and monitor vendor service agreements.

Manage and control the Quality Control Plan for all areas, identifying opportunities for improvement and ensuring corrective action is conducted promptly and accurately.

Maintain high standards of performance including safety and quality.

Monitor and ensure compliance and execution of the Safety Program and annual training requirements for all personnel.

REQUIRED SKILLS

Bachelor's Degree in relevant field or five years or more of proven operational experience

Experience in federal facility management to include all phases of the facility life cycle process: planning, programming, design, construction, and operations.

Valid Driver's License

Ability to communicate in technical terms in both written and verbal form.

Demonstrated experience handling multiple, demanding, and complex tasks in a timely manner with accurate results.

Ability to both lead and foster a team mentality.

Ability to pass a background investigation with the federal government.

Excellent customer service and communication skills.
