Our client, a private holding company that owns and operates a diversified portfolio of consumer-facing franchised businesses throughout the U.S., is looking for a Project Manager - Development, Entitlement, & Construction to join their team. Our client is seeking a Project Manager - Development, Entitlement, & Construction to oversee the development, entitlement, and construction process for its coffee business based in Nevada, with a future opportunity to grow into other brands.
Responsibilities:
Providing leadership for multiple construction projects, managing budget and schedule development, permitting, construction, and project closeout. The PM is accountable for contract compliance and administration, project administration systems, administration of safety programs as well as management of assigned job site personnel. The PM is also responsible for leading and directing the project team while maintaining relationships with all project stakeholders.
Duties include but are not limited to:
Analyze potential development projects including planning polices, zoning, surveys, title commitments, and site features
Preparing preliminary hard and soft cost budgets
Oversee process to complete Investigation Report (SIR) and GEOTECH Report, among others
Leading site and building design and coordination efforts between architects, engineers, consultants, and others
Create and maintain project budgets and development schedules
Working tactically with local, state, and other jurisdictions to secure development approvals
Assisting in managing general contractors by setting out project scope, negotiating contracts, and monitoring performance
Act as the Company owner's representative on all projects with architects, engineers, vendors, general and sub-contractors, and municipalities
Reviewing preliminary and final construction documents for completeness, construability, as well as to identify potential conflicts and generate cost saving and value engineering ideas
Assist with bid leveling and AIA contract creation
Perform site visits as needed from the initial site walk through final Certificate of Occupancy
Prepare project timelines and spending forecasts
Oversee required zoning, entitlements and permitting activities
Monitor ongoing construction for conformance with construction documents and design intent.
Track, document, and communicate site activity to the team and other relevant stakeholders.
Maintain project files (ex. change order logs), assemble and level bid packages, track punch list items, review contracts, and update insurance documentation.
Execute owner punch list, lead walk-throughs.
Take initiative to identify and resolve potential project issues.
Qualifications:
5+ years of related experience managing commercial construction projects with a proven track record of successful outcomes
Undergraduate degree in construction engineering, architecture, civil engineering, construction management or a related degree, or relevant years of experience
Ability to understand project scheduling and cost control, and to read and understand project owner specifications and engineering drawings
Travel will be required (primarily Nevada)
Self-starter and motivated; needs minimal supervision
Strong work ethic - willing to do what it takes to get the job done
Thorough and incredibly detail-oriented with the ability to recognize discrepancies
Strong computer skills including, MS Project, Excel, Procore preferred
Strong organizational/time management skills
Ability to prioritize and multi-task within time constraints
Effective oral and written communication skills
