Position Overview:


As a Portfolio Manager II, you will be the key point of contact for property owners, responsible for building and maintaining strong relationships that drive retention, profitability, and resident satisfaction. You will manage the appearance, inventory, cleanliness, maintenance, marketing, and profitability of your portfolio, ensuring that all operations meet and exceed owner expectations while adhering to company policies.


Ideal Candidate Profile

  • Experience: Proven experience managing lease-ups and a solid understanding of property management; 3 years full-time portfolio management experience or 5+ years on-site management at a large property with staff.
  • Leadership: Exceptional leadership skills with the ability to inspire and develop team members.
  • Performance Driven: A track record of meeting and exceeding performance goals in property management.
  • Education: CAM or CPM designation or candidacy preferred.

Compensation:


Salary: Competitive annual salary ranging from $75,000 to $100,000.

Bonus: Attractive bonus potential based on performance.

Schedule: FT, Monday-Friday, 8:30 am to 5:00 pm

Weekly Contracted Hours: 40 hrs

Additional Compensation: A monthly $75.00 cell phone stipend

Key Responsibilities:


As a Portfolio Manager II, you will oversee all aspects of property management to ensure the smooth operation and profitability of your assigned properties. Your key duties will include:

  • Relationship Management: Serve as the primary contact for property owners, fostering positive and productive relationships.
  • Property Oversight: Ensure the highest standards of appearance, cleanliness, and maintenance across your portfolio.
  • Marketing and Profitability: Drive the marketing efforts and financial performance of your properties.
  • Leadership and Development: Initially manage seven properties ranging from 90 to 500 units (lease-up).
  • Property Management: Coordinate with vendors, appraisers, assessors, and government inspectors' on-site visits and capital projects. Submit and oversee insurance claims related to property and liability, including mitigation, repairs, and resident displacement issues.
  • Lease-Up Management: Manage the lease-up process for new construction projects, ensuring timely and efficient occupancy.
  • Owner Communication: Maintain regular communication with property owners regarding marketing strategies, pricing, building projects, and current and planned activities. Address resident issues and make recommendations to improve property efficiency and profitability.
  • Property Inspections: Conduct annual inspections of all units and complete Executive Summaries for owners, outlining the general condition of apartments, buildings, and properties.
  • Staff Management: Recruit, supervise, review, train, discipline, and terminate on-site staff based on the unique requirements of each property. Ensure ongoing training of property managers to comply with federal, state, county, and city labor laws, fair housing laws, and landlord/tenant laws.
  • Assistant Development: Develop and mentor a Portfolio Manager Assistant, ensuring they are fully trained and prepared to manage their own portfolio.
  • Financial Management: Review and respond to owner inquiries regarding property budgets, monthly financial reports, variance reports, profit and loss statements, weekly owner reports, delinquency reports, market comps, and other custom reports as defined by the owner. Prepare annual budgets and monthly variance reports for all properties.
  • Business Development: Develop new business opportunities for each property, enhancing profitability and market presence.
  • Emergency Response: Be on call to handle emergencies and urgent issues.
