Serves as work leader of multiple employees in accomplishing trades and labor work in support of the Facilities Management Division. The highest level of nonsupervisory work led is WG-10. Passes on instructions from the supervisor, getting work started through the assignment of work to individual group members and providing information on the proper way to perform tasks. Assists the supervisor with the preparation and ordering of materials to perform maintenance, repair and improvements to systems and structures throughout the medical center (ensuring that needed stock is obtained from supply locations for maintenance tasks). Maintains current knowledge sufficient to answer questions from workers on policy and procedure, written instructions and directives and technical orders - obtaining information/assistance from supervisor on problems that arise during performance of work. Checks work in progress for adherence to policy, procedure, methods, and deadlines. Provides advice to workers on how to follow supervisory instructions and meet deadlines. Ensures that safety and housekeeping procedures are being followed, and tools are being used properly - providing additional training as necessary to meet safety requirements. Reports to supervisor on the status of work and the cause of any delays - answering to the status of overall work operations and any problems that arise. Assists in training employees on the proper steps to complete work orders and any associated tasks. Responsible for checking, troubleshooting, repairing, replacing all types of high, medium and low pressure piping and steam systems and equipment, fittings, pressure regulating valves, hand or automatic valves and auxiliaries of the steam distribution system, hydraulic systems, steam generators, flash and expansion tanks, condensate, vacuum and circulating pumps, radiators, and convectors. Troubleshoots, repairs and diagnoses problems with facility steam traps and heating control devices. Work involves aspects of plumbing including clearing clogged drain lines, replacing or installing toilets, sinks, faucets, water fountains, water heaters, eyewash stations and all aspects of pipefitting to include but not limited to piping, fittings, valves, fixtures, fire suppression systems, back flow prevention and controls. Lays out and installs various kinds of pipe sections, fittings, risers, and flexible branches at the proper level and incline, and the hanging or laying of assemblies into position. Estimates necessary materials such as pipe or fittings and assemblies needed. Identifies and marks locations through which pipes will pass or be installed, works from mechanical drawings, specifications or manufacturing data and improvises/makes modifications to systems in compliance with all safety codes and regulations. Reports observed unsafe conditions to immediate supervisor or appropriate official. Participates in the asbestos abatement process to include small scale removal (glove bag) or repair of asbestos containing material (in performance of daily work only). Adds noncomplex insulation as needed to include but not limited to straight runs, 90- and 45-degree angles, valves and fittings. Performs preventative maintenance (PM) on all types of steam fixtures, piping systems, back flow preventors, following manufacturers and/or VA recommendations. Records all PM and repair work accomplished on steam traps. Cleans, lubricates, adjusts, changes component parts, writes necessary work orders and makes minor repairs as needed. Completes scheduled inspections and documents equipment deficiencies in properly prescribed methods. Performs other related duties as assigned. Physical Requirements/Working Conditions: Employee may be exposed to toxic fumes, gases, and airborne particles in the performance of duties. This exposure may adversely affect pulmonary Function. The wearing of a protective respirator that will reduce the possibility of pulmonary damage is mandatory when working in areas where toxic exposure is a possibility. OSHA requirements mandate that employees required to use a respirator NOT have a beard, and pass a baseline pulmonary function test prior to use of a respirator.
